Although the historic detailing has been preserved, the home has all the modern amenities. 16 interior rooms include 6 large bedrooms, 5 baths, formal living and dining rooms, family room (that can be closed off as another bedroom area with sleeper sofa), den, exercise room and sunroom.
Kitchen is fully equipped with setting for 16 and every possible pot/pan and appliance. Home has been featured in multiple newspaper and magazine stories as well as on AIA tour and historic home tours. Restaurants, cafes, shops, pubs and parks all within a 5 minute walk.
All bedrooms have 50" or larger flat smart TVs, 400 thread count pure cotton sheets and quality bedding. Kitchen is fully stocked for gourmet cooking with every possible dish, tool and appliance.
Floor Plan Details: First floor: entry hall, living room, dining room, conservatory, huge eat in kitchen with table for 8 and lounge area, 2 king bedrooms (one with attached full bath) and powder room. 1000 square foot deck with hot tub and 350 square foot patio with fire pit can be accessed through kitchen, dining room or conservatory doors.
Second floor: Large family room with queen sleeper sofa and 2 twin sleeper sofas, exercise room, king bedroom with private bath, 2 double bedrooms with shared hall bath (one with large private covered porch), laundry room.
Third floor: 850 square foot master suite with open bath design. Large jetted tub, separate walk in shower for 2. Total bedding in home: 5 king beds, 1 double bed, 1 queen sleeper sofa, 2 twin sleeper sofas.
Outdoor spaces: The deck wraps around the side of the home with doors from the dining room and sunroom for access. The deck is 1050 sq. ft and steps down to a 350 sq. ft. stone patio with firepit. The hot tub is positioned on the corner of the deck with access from 3 sides. There are 2 porches on the front left side on the home, one off Guest room 2 and the other off of Guest room 4. Each porch is 140 sq. ft with seating for 4. There are two other backyard seating area with tables and chairs.
Our neighborhood is a architectural jewel nestled beside a bustling restaurant and pub district. You can walk to dozens of restaurants, cafes and shops as well as Cave Hill, Cherokee Park and Tyler Park. Great local coffee shop is 1 block away, Starbucks is even closer. Drugstore is 1 block, full service grocery store is 3 blocks. Churchill Downs is 5 miles away, Museum Row is 2 miles away. Angel's Envy distillery is 1.5 miles away, Rabbit Hole distillery is 1 mile away.
CANCELLATION POLICY: THIS POLICY DOES NOT APPLY TO DATES THAT INCLUDE THE FIRST SATURDAY IN MAY (KENTUCKY DERBY).
1. Upon booking, for up to 24 hours, you may cancel for any reason and receive a 100% refund of all monies paid.
2. After 24 hours, there is a penalty for cancellation as follows:
a. Cancel 60 days or more before arrival and receive a refund of 1/2 the first payment to us and all taxes (note VRBO fees are not refundable).
b. Cancel less than 60 days before arrival and no part of the first payment is refundable.
c. No refund for cancellation is permitted after final payment.
3. If travel to our area is restricted by government order, the guest may choose between a 100% credit for future dates OR a 50% refund .
IMPORTANT NOTES:
No more than 16 persons are permitted on property at any time for any reason. Occupancy by more than 16 persons is a violation of local STR ordinance and will result in the immediate termination of stay with no refund.
