Located between Angers, Saumur, and Cholet, this recently renovated rural gîte in the heart of Anjou is ideal for exploring the Layon region.

You enter via a private terrace with a parasol, offering complete privacy. The 40m² living area boasts a modern, industrial style. It comprises a fully fitted and equipped kitchen opening onto the living and dining area. The sofa bed sleeps two ([hidden]cm).

Three steps lead down to the sleeping area:

- A first bedroom with a [hidden]x[hidden]cm bed
- A second bedroom with two 90x[hidden]cm beds (which can be joined or separated as needed). This bedroom provides access to a mezzanine with a [hidden]x[hidden]cm bed. This additional space is reached via a steep, narrow staircase (sloping ceilings on both sides, with a maximum height of 2 meters).

Both bedrooms are equipped with a large storage unit (wardrobes and numerous shelves), a small desk, and a door with a shutter leading outside.

Outside, on the southwest side, you will enjoy a large 17m² covered terrace with garden furniture, a barbecue, and a 50m² lawn area. The owners grant you access to the swimming pool located in front of their house, which is shared with the caravan.

Conditions: Accessible from 10:00 AM to 12:00 PM and from 2:00 PM to 6:00 PM, from the beginning of May to the end of October (weather permitting). 4m x 8m, depth from [hidden]m to [hidden]m. Heated to 28°C, with the possibility of swimming under the low cover.
