## Space
This peaceful accommodation offers a relaxing stay for the whole family. Living area with a sofa bed, small kitchen, and a duplex layout with a space with double bed in the attic and a triple bedroom. Enjoy the convenience of ski-in/ski-out access in winter to the Manigod and La Clusaz ski areas, both very family-friendly with ski lessons available at ESF from age 3. In summer, hiking trails start at the base of l'Etale mountain, and there's an outdoor pool at the bottom of the resort.

The accommodation measures 32m2 floor area (excluding balcony)
and only 23m2 according to loi Carrez (Note that the double bedroom area at the top of the stairs is in the attic with a slope-ceiling).

## Neighbourhood :
This apartment is in Merdassier—ski-in/ski-out in winter and starting point for hikes in summer—at the top of the family-friendly Manigod Resort in Haute Savoie (linked to La Clusaz). Ideally situated near small shops and restaurants open during both summer and winter seasons, with a small Sherpa supermarket nearby.

The village of Merdassier is nestled in the heart of the Aravis Massif, a paradise for outdoor activities - an authentic resort surrounded by mountain farms. La Clusaz (10 minutes), Manigod village (5 minutes), Annecy and its lake (45 minutes), Geneva (1 hour 15 minutes), and Lyon (2 hours) are nearby.

## Activities:
In summer, cool off at the outdoor pool just 2 minutes away by car (entry fee: €3 for adults, €2 for children), enjoy family hikes (many trailheads nearby), rent mountain bikes at the resort, try summer tobogganing, paragliding, canyoning, or rock climbing. In winter, ski-in/ski-out access to family-friendly slopes, snowshoeing, tobogganing, cross-country and backcountry skiing, dog sledding, etc.
Events: Watch the Tour de France, attend the Yoga Festival in La Clusaz in early July, or the Annecy Lake Festival on the first weekend of August.
