- Building amenities, valet, food and beverage service, and common areas are managed by the building and may be subject to posted hours, availability, fees, and building rules.
- Guests are expected to follow all building policies, including rules related to noise, occupancy, amenity use, parking, and access.
- Valet is run by Metropolis, an independent third-party vendor (not the Association) — all claims, payment & damage disputes go directly to the valet operator. Valet prices vary.

-All guests must sign our rental agreement as required by Florida law.

-Minimum rental age is 25. A valid photo ID must be provided to the company no less than 72 hours before arrival.

-An accurate guest count must be provided before arrival.

-All guests must follow 501 First Residences building rules, including policies related to noise, amenity use, parking, access, and common areas.

-Guests are responsible for keeping the residence, balcony, and all building common areas respectful and clean throughout their stay.

-No smoking- 100% smoke-free everywhere — units, balconies, and all common areas. No cigarettes, cigars, vapes/e-cigs.

-Pets: Must be leashed outside the unit; use designated elevators; clean up after them. Never left unattended on balconies.

-No parties or events are permitted. Unauthorized guests on the property may result in additional fees and/or immediate eviction.

-Quiet hours are from 10:00 PM to 8:00 AM.

PET POLICY

This property is dog-friendly with a $250 pet fee per stay. Dogs must be 50 lbs or under, trained, and non-aggressive. Only dogs are permitted.

Guests are responsible for their dog's behavior throughout the stay. Dogs must be kept off the furniture, and all pet waste must be picked up and properly disposed of. Failure to follow the pet policy may result in an additional $100 fee. Please let us know in advance if you will be bringing a dog.
