To help us maintain a clean, safe, and comfortable environment for all guests and neighbors, smoking of any kind is strictly prohibited anywhere on the property, both indoors and outdoors. This includes cigarettes, cigars, e-cigarettes, vaping, marijuana, and any other smoking devices or substances.

Please note that outdoor security cameras monitor the exterior of the home. If smoking is observed anywhere outside on the property, fines may apply.

Smoking Fines:
• Indoor smoking: Up to $200 fine, plus any additional cleaning, deodorizing, or damage charges if needed
• Outdoor smoking: Up to $200 fine, especially if smoking is observed on camera or if cigarette butts, ash, or other smoking-related litter are left on the property


Mid-Term Guest Policy:

For stays of 28 days or longer, the following requirements must be completed prior to check-in:

📌 Background Check: Required for each person staying, at a cost of $50 per person.
📌 Signed Lease Agreement: Must be completed and on file for all guests.
📌 Host Approval: Guests must pass the background and credit check requirements set by the host.

📌 Starter Supplies: Starter supplies such as coffee, toilet paper, paper towels, toiletries, and similar essentials are provided for the initial stay only. These items will not be replenished during long-term stays, and guests will be responsible for purchasing any additional supplies needed after the starter supply runs out.

Quiet Hours
Please keep noise to a minimum during the following hours:
• Weeknights: 10:00 PM – 6:00 AM
• Weekends: 11:00 PM – 7:00 AM

Please be respectful of our neighbors at all times and comply with all local laws and ordinances.

Guest Count
The total number of people at the property must not exceed the number listed on your reservation at any time, regardless of age.

Trash & Recycling
All trash must be securely tied in trash bags before being placed in the outdoor bin.
The recycle bin is for recyclables only — no loose trash, please.

Failure to properly dispose of trash, leaving loose trash in outdoor bins, or leaving litter around the property may result in an additional fine of up to $100.

Linens & Towels
Please treat all linens and towels with care. Stained or damaged items may result in replacement charges.

If linens or towels are heavily stained or excessively damaged, and it appears the house rules were not respected, an additional fine of up to $200 may be charged.

Smoking Policy
Smoking of any kind is strictly prohibited anywhere on the property, both indoors and outdoors. This includes cigarettes, cigars, e-cigarettes, vaping, marijuana, and any other smoking devices or substances.

Please note that outdoor security cameras are in place around the exterior of the property. If smoking is observed on the outdoor cameras, fines will apply.

Indoor Smoking Fine:
Any evidence of indoor smoking, including smoke odor, ash, residue, burns, or cigarette butts, may result in a fine of up to $200, plus any additional cleaning, deodorizing, or damage charges if needed.

Outdoor Smoking Fine:
Any smoking anywhere outside on the premises, including patios, yard areas, entryways, or near the home, may result in a fine of up to $200. This also applies if cigarette butts, ash, or other smoking-related litter are found on the property.

Barbecue Grill
You are welcome to use the barbecue grill during your stay. We simply ask that you clean it after use.

If the grill is left excessively dirty, an additional cleaning fee may be charged after checkout based on its condition. If it is cleaned properly, no additional charge may apply.

Registered Guests Only
Subleasing this unit is strictly prohibited. Only registered guests are permitted to stay overnight.

Early Check-In
Early check-in may be available with prior approval and will be charged at $25 per hour.
