Booking Requirements:
• 30+ Night Stays may require a lease. If the stay will be paid in monthly installments, a lease will be required and a security deposit equal to one month's rent is due at signing. If the stay is paid in full at time of booking, no lease is required.
• Security Deposit: A refundable $2500 security deposit may be required, depending on the length of the reservation.. The deposit is refunded within 5–7 days after checkout, assuming no damage or excessive cleaning. Payment (when applicable): ACH (no fee) or credit card (3% processing fee). Lease and security deposit requirements do not apply to Airbnb bookings. By booking, guests agree to this policy.
• All check-ins are contactless! To provide this service, we require a photo of yourself holding your ID to verify your identity, to be emailed or texted to our reservations department, no later than 24 hours prior to arrival. No exceptions. (Please be aware that we do not have staff available to meet guests in person on site for this purpose.)
• All guests must be over the age of 25, unless part of a family unit. Verification may be required.
• Bookings made within 7 days of arrival will require additional credit card documentation.
• A Minnestay Rental Agreement must be signed, no later than 24 hours prior to arrival. This will require that you provide us with your email address. Please inquire about the terms and conditions prior to booking.
• Discounts are valid only at checkout, are not retroactive, and cannot be combined with other offers.
• All reservations are subject to the cancellation policy in place at the time of booking. Refunds outside of this policy are not guaranteed.
• Minnestay is not responsible for travel delays or cancellations due to weather, illness, or other unforeseen circumstances. We strongly recommend purchasing travel insurance.
• Direct bookings or other online booking sources may be subject to a 3% cancellation fee.


House Rules:
• Check in: 4pm; Check out: 11am. Check‑in and check‑out times must be followed unless early/late arrangements are approved and are subject to additional fees.
• This is a smoke-free property (tobacco, cannabis, e-cigarettes, vape, etc). There is no smoking allowed inside the property, on balconies/rooftop decks (Sable), or within 25 feet of the property. Fees will be assessed for smoking inside any part of the property, including common areas (Sable).
• No events! This home is designed for families and responsible adults. Restrictions include, but are not limited to: Weddings and wedding celebrations, bachelorette/bachelor gatherings, and reunions.
• Pet‑friendly listings allow dogs only; all other homes are no‑pets. Please provide prior notice to Minnestay team if you plan to bring your pet. Pet fee is required and varies based on the number of dogs, starting at $150. Most pet-friendly homes allow a maximum of one dog; please inquire in advance if you wish to bring more. Certified Service Animals are welcome at all properties (does not include emotional support animals) and will need to be mentioned prior to booking.
• This property may have a noise monitoring device on the interior of the home. Additional noise monitoring devices may be located in gathering spaces on the exterior of the home, as well (does not apply to Sable).
• Please note that you are staying in a private home and not a hotel. We expect that you will treat it with respect. If any problems arise, we will do our best to resolve them as quickly as we are able.
• Consumable amenities provided by Minnestay are not refilled during stay.
• Additional daytime or overnight visitors are not permitted without prior approval.
• Please follow all posted instructions for fire pits, grills, hot tubs, saunas and other amenities that may be located on the premise. Guests are responsible for safe and proper use of all equipment.
• All guests must comply with local ordinances, including noise, occupancy, and parking regulations. Any violation that results in fines or penalties may be passed on to the guest.
• Guests are responsible for damages that occur during their stay. Claims will be handled in accordance with platform policies and the rental agreement.
• Minnestay is not responsible for noise, traffic, construction, or neighboring activity outside of the property’s control. As such, refunds will not be provided for noise-related disturbances.
• Temporary interruptions of utilities, Wi-Fi, or streaming services may occur and do not qualify for refunds.
• Quiet Hours: 10PM-8AM. We love our neighbors! Please be respectful of the permanent residents around this property.
• Security cameras may be on site, located on the exterior or in the common areas (Sable) of the property.
• Loss of any physical keys, key fobs(Sable), garage door openers and/or parking passes (Sable) will incur a fee.
• Fines up to $2000 per violation may be accessed to anyone found breaking these rules.

Deviation from these rules can result in an eviction from the premises with no refund, as stated in the signed rental agreement.

We have stayed at vacation rentals for 20 years. This one tops the list. Very spacious, brightly decorated, lots of bright windows, four bedrooms, three baths, most every utensil we needed. And the gymnasium was a huge hit. The in-home theater requires a computer, and we didn’t bring one, so we spent our evenings out by the campfire, making s’mores. Then we came in and played games at the big table. We took the pontoon on the St. Croix River at the local marina. Ate in Hudson four times and Afton once. Otherwise we used the kitchen to cook big family meals together. Our son has stage four cancer, so we asked that they could be flexible with the timing of our rental based on his chemo treatments. They were incredibly thoughtful and flexible. If you have kids or young adults, whether it’s summer fall, spring, or winter, this is an awesome place. Especially for families up to 10 people.

Amazing Rental!

The property was perfect for our small friend gathering! Plenty of space for people to sleep and the beds were comfortable. It was extremely clean and had a lot of natural light shining through. It is very family friendly with all the amenities - including blackout blinds. We enjoyed playing pickleball in the gym!

Service Matters

The home was as pictured: bright, open layout, and clean. The downstairs gym was a plus. What made this stay memorable, however, was the unbelievably prompt response we got from the owner and property manager to an air conditioning problem. We received a visit from the owner within 30 minutes and the unit was serviced within the hour. Things at times go sideways, but it is the response that matters. Thanks for the great stay.

Dream Home

This was an amazing place. We have 3 boys, 2 with a TON of energy and one who just loves to game. The space was incredible for all. Mom loves to cook, so the kitchen was AMAZING for everything you could ask for along with the perfect glass for her wine...red OR white! The boys got to run off their energy in the gym, we enjoyed a family walk in the quiet neighborhood. Honestly, we couldn't asked for more. Truly a home away from home. It really is the Happy Home!
