There is a certain kind of house that stops being just a place to stay and starts being the reason you came. The Hill House is that kind of house.

Perched on Bopple Hill in the Bristol Hills of the Finger Lakes, with long views of Canandaigua Lake stretching out below, this is a five-bedroom retreat built for groups who want to actually be together. Not the kind of together where everyone drifts to their own corner with a screen. The kind where someone ends up at the ping pong table at midnight, someone else is tending the fire pit, and the kids have completely taken over the game room and nobody minds.

The Hill House sleeps ten across five bedrooms, with two and a half baths, a fully equipped kitchen, and a 1,200-square-foot garage transformed into one of the most genuinely fun game rooms you will find in any rental property in New York State. Skee-ball. Ping pong. Air hockey. Foosball. Cornhole. Turf flooring. It sounds like a list someone made up, but it is all real and all waiting for you.

Outside, a large deck with a propane grill and outdoor seating looks out over the hills toward the lake. A fire pit in the yard pulls people together after dark. The surrounding landscape is quiet in the way that rural New York hilltops are quiet, which is to say genuinely, completely, and without apology.

Ten minutes away is the village of Naples, the grape pie capital of the world, with local wineries, craft breweries, and waterfall hikes at Grimes Glen. Seven minutes in the other direction is Bristol Mountain, with skiing and snowboarding in winter and a scenic chairlift and zip lines when the snow melts. Twenty minutes north is Canandaigua, with its lakefront downtown, the Canandaigua Lake Wine Trail, boat rentals, and dining worth the drive.

The Hill House is not trying to be a luxury spa or a minimalist retreat. It has personality. And there is an absurd amount of infrastructure to help a group of ten make their own fun for a long weekend, a full week, or anything in between.


THE BEDROOMS
Five bedrooms, two and a half baths, sleeps 10.

Bedroom 1: King bed with private ensuite bathroom. The most coveted room in the house, and for good reason.

Two and a half bathrooms total. The king suite has its own private bath. The remaining bedrooms share a full bath and a half bath. For a group of ten this works well, and the morning traffic sorts itself out faster than expected.


THE HOUSE

The interior has a character you do not find in most rentals. Warm wood paneling throughout the main living areas gives the house a grounded, cozy feeling without tipping into rustic cliche. The art is interesting. The decor has been assembled with a real point of view. This is a house that someone cared about, and that care is visible.

The main living area is open and comfortable with seating for the full group. The kitchen is fully stocked and built for feeding ten: refrigerator, oven, stovetop, coffee setup, all the cookware and dishware you need. Washer and dryer on property. Roku TVs throughout, bring your own streaming logins. Fast WiFi. Self check-in via smart lock.


THE GAME ROOM

A 1,200-square-foot attached garage converted into a dedicated entertainment space with quality turf flooring: skee-ball, ping pong table, air hockey table, foosball table, and cornhole. Kids outdoor playhouse on the property as well.

In practice, the game room becomes the social center of the house within hours of arrival. It is where the competitions happen, where kids disappear for two hours and come back happy, and where adults end up in a best-of-seven ping pong tournament that goes later than anyone planned. It is also the property's answer to bad weather, large enough that a group of ten can spread across it comfortably regardless of what is happening outside.


OUTDOOR LIVING

The large deck is the daytime gathering point: outdoor seating, a propane grill, and long views of the surrounding hills and Canandaigua Lake. Sized for everyone at once. The fire pit in the yard is where the evening goes.

Note: The Hill House does not have direct lake access. Canandaigua Lake has several public beaches and boat launch points available nearby.

THE AREA

Naples (10 min): Grimes Glen County Park for waterfall hiking, Naples Brewing Company, Inspire Moore Winery, Arbor Hill Winery with on-site dining, Monica's Pies for grape pie year-round. The Naples Grape Festival in late September is a regional institution.

Canandaigua (20 min): Downtown lakefront with public beaches and boat rentals, the Canandaigua Lake Wine Trail, Sonnenberg Gardens, Hotel Canandaigua for dinner on the water.

Bristol Mountain (7 min): Skiing and snowboarding in winter with the largest vertical drop between the Adirondacks and the Rockies. Chairlift rides and zip lines in warmer months.

Also nearby: Cumming Nature Center for hiking and snowshoeing. Hollerhorn Distilling for maple-based spirits. Engine 14 Brewery for craft beer. Old School Cafe for brunch in a renovated 1870s schoolhouse.

EVERY SEASON
Summer: Long days, warm evenings on the deck, Canandaigua beaches and the full wine trail 20 minutes away.

Fall: The Bristol Hills foliage peaks in October and it is exceptional. Harvest season on the wine trail. The Naples Grape Festival in late September. Fire pit evenings with woodsmoke and the sound of wind in the trees.

Winter: Bristol Mountain is 7 minutes away. Ski all day, come back to the game room and fire pit, cook dinner in a proper kitchen. Four-wheel drive or all-wheel drive is strongly recommended for the private road in snow conditions.

Spring: Grimes Glen waterfalls running full. The hills going green. Wineries reopening. The whole region before the summer crowds arrive.
