The French Quarter is New Orleans’ oldest and most expensive neighborhood, but homeowners who seek its densely urban layout, historic appeal, and walkability can find those same attributes in the neighboring Marigny Triangle. In some ways, the Marigny Triangle is superior to the French Quarter: sandwiched between the Vieux Carre and the trending Bywater, it enjoys proximity to amenities in both neighborhoods. This home is ideally located only a short distance to numerous New Orleans landmarks, including The Spotted Cat Music Club (0.7 Miles), Jackson Square (1.1 Miles), JAMNOLA (1.0 Miles), and Caesar's Superdome/Smoothie King Center (2.5 Miles).

Faubourg Marigny

Residents of the Faubourg (an ancient French term for "suburb") Marigny are very proud of their neighborhood...and who can blame them?

Here in this small wedge of real estate located just downriver from the French Quarter, you'll find everything that makes New Orleans a uniquely wonderful place. The jazz clubs lining Frenchmen Street are world-famous, and every night you can hear big-name acts jamming with the hippest stars of tomorrow. The Marigny is home to some of the city's trendiest restaurants: places where new chefs constantly reinvent the city's cuisine. Neighborhood galleries and antique stories offer gems for every pocketbook, from museum-quality art to thrift-shop chic. And the area's eclectic late Georgian, Creole, and Greek Revival houses nestle closely together, forming a fascinating and varied cityscape.

The Marigny's boundaries as defined by the City Planning Commission are: North Rampart Street and St. Claude Avenue to the north, Franklin Avenue to the east, the Mississippi River to the south and Esplanade Avenue to the west.

The Marigny was laid out in the first decade of the 19th century by eccentric Creole millionaire developer Bernard Xavier Philippe de Marigny de Mandeville on land that had been his family plantation, just downriver from the old city limits of New Orleans. The portion of the Marigny closer to the river was built up first; the area on the side of St. Claude Avenue (formerly "Goodchildren Street") away from the river was sometimes called "New Marigny".

Elysian Fields Avenue, named after the Champs-Élysées in Paris, was designed to be the main street of the Faubourg Marigny. It was the first street in New Orleans to extend all the way from the riverfront straight to Lake Pontchartrain, 8 km (5 miles) away. From 1830-31, the Pontchartrain Railroad was built, with tracks running down the center of Elysian Fields. The area at the other end of the rail line developed into Milneburg. Marigny's town square, Washington Square, fronts Elysian Fields.

The neighborhood declined in the mid-20th century but came back strong in the late 20th century. After profiteering centered around the 1984 World's Fair drove many long-term residents from the French Quarter into the Marigny. Frenchmen Street soon developed the city's premier collection of live music venues and restaurants, and is a popular destination for both locals and knowledgeable out-of-towners.

Exposed brick catches the afternoon light, warm wood floors creak with decades of stories, and tall windows frame the lively streets of the Marigny - this 200-year-old Creole cottage is New Orleans the way it was meant to be experienced. Four bedrooms, seven beds, and three full bathrooms give groups of up to 12 the kind of space that turns a trip into something memorable. Frenchmen Street is a five-minute walk away, and the French Quarter is close behind.
 
Sleeping arrangements
Four bedrooms sleep up to 12 guests comfortably, with seven beds dressed in quality linens and supported by room-darkening shades for restful mornings after a late night on the town. Bathrooms - three in total, including one fitted with a classic clawfoot tub - mean there's rarely a queue, even at peak get-ready hours.
 
Kitchen & dining
Two full kitchens are one of this home's most practical strengths for groups. Each is equipped with a refrigerator, freezer, stove, oven, microwave, dishwasher, coffee maker, hot water kettle, toaster, rice maker, wine glasses, baking sheet, cooking basics, and dishes and silverware - everything needed for a festive brunch, a late-night snack spread, or anything in between. Pull up a chair at the dining table or keep it casual at the counter before heading out to explore.
 
Living areas
Comfortable seating, local artwork, and a TV make the living spaces easy to settle into after a full day in the city. Fast Wifi and a dedicated workspace - in a room with a door - mean remote workers and late-night planners are covered. Air conditioning units, ceiling fans, and portable fans keep things cool through New Orleans summers, while heating is on hand for the cooler months.
 
Outdoor living
A private porch and patio give the group a place to decompress without leaving home - morning coffee, evening drinks, or a meal at the outdoor dining area with the hum of the Marigny all around.

The Marigny neighborhood puts this cottage at the center of everything. Frenchmen Street's live jazz clubs, bars, local cafés, and art galleries are steps away. The French Quarter is easily walkable, making this an ideal base for Mardi Gras, New Year's Eve, the Sugar Bowl, and group getaways throughout the year.

We had our bachelorette/bachelor group stay and it was perfect! There was 11 of us and there was more than enough room. The kitchen downstairs is amazing with plenty of utensils and kitchen supplies for our big group. We had nacho night our second night there and the big space made it easy for us to set it up the way we wanted to! Beds were comfy, bathrooms were clean, and they provide full size bathroom supplies. The positives most definitely outweigh the negatives, but here is what we struggled with a bit: the air conditioning. There are window units that work amazingly, but the wall units in the downstairs living room and kitchen did not work. I was in contact with Michael about this, so they are aware of what’s going on. It wasn’t a problem in the mornings, but when we would get back from our activities, it would be hot and humid downstairs. However, the upstairs wall units worked and it was more comfortable up there. The only problem with that one is that it leaked down into a bowl 24/7. We did need to empty it a couple times since we were unaware of it at first and it overflowed onto the counter. Another suggestion I want to make is to update the welcome papers that contain the WiFi code and other info. The Book Nola WiFi works so much better than the owners wifi! The location was perfect! The locals were so nice, including the occasional homeless. Overall, it was such a nice place to stay! Say hi to Stella for us!
