Relax on the leather sofa set with cable TV, dine at the bayview table for six, and take in the scenery through large bayfront windows and sliding glass doors that open to both patios.

OUTDOOR SPACES:
Enjoy split-level bayside outdoor spaces with beautiful bay views, including a lower patio with dining for six, a market umbrella, and a propane BBQ, plus an upper level with cushioned lounge seating. A covered upstairs balcony deck offers additional seating and another BBQ for relaxing or entertaining outdoors.

KITCHENS & AMENITIES:
Both kitchens are fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have exclusive and private access to both homes on the property. This includes all interior rooms, as well as the private outdoor split-level bayside patios.

The dock can be booked by guests to launch any rented paddleboards or kayaks into the channel. The home does not come with kayaks or paddleboards; these items would need to be brought by the guest or rented. No boats are allowed. Guests must ensure the safety of all persons in their party when using the dock.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
Beachview Bundle: By booking this combined listing, you're eligible to receive our exclusive complimentary package upon request, which includes upgraded beach accessories (umbrella, chairs, cooler, and cart) and the potential for early check-in and late check-out, based on availability.

No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: Coin-operated washer and dryer are located in the garage. Complimentary laundry supplies are provided; however, guests must provide their own quarters.

Parking: Double garage fits mid-size vehicles. Garage dimensions 82"H x double wide. General street parking, both metered and unmetered, is also available.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
