• Pineview Reservoir - 30 minutes. Beautiful reservoir just a few minutes up Ogden Canyon. Beaches, paddleboarding & fishing.

• Weber River - 15-30 minutes away toward Morgan -- has some amazing fly fishing spots and friendly locals.

We have regular pest service, but as with any Utah home, you may occasionally see seasonal insects.
If you are looking for practical space, comfort, and strong value near Ogden’s best access points, this home is a great fit.
HOUSE GUIDELINES
Occupancy & Guests:

• This is a residential neighborhood, not a party venue
Noise & Quiet Hours:
• Quiet hours: 10pm-7am
• No outdoor music without host permission
• Keep noise under 70dB during the day, 60dB during quiet hours
Parking:
• Use driveway and garage space (4 spaces total)
• No overnight street parking
Check-in/Checkout:
• Check-in: 4:00 PM - 10:00 PM
• Checkout: 10:00 AM
• Early/late arrangements possible (subject to availability, additional fees may apply)
Why We Have Rules:
Ogden City grants us our license, and our neighbors value peace and quiet. We want you to enjoy yourselves — just be respectful of the residential setting.
Guarantees & Refunds:
While we strive to keep our home and its amenities fully functioning, there may be occasional defects, missing appliances or ongoing repairs. We do our best to notify guests before their stay, and advise guests that by default we will not issue refunds for temporarily unavailable amenities.
ADDITIONAL CHARGES
- $15 per night per overnight guest above the first 6 persons (plus taxes/fees, automatically charged by the platform based on group size)
- Pet fee: $75/pet. Small dogs ok, anything else please inquire with us.
- $25 per hour early before check-in or late after check-out, when possible and approved by hosts
- $50 for every 15 minutes late after checkout time, if permission is not given beforehand by host.
-$200/hr for additional cleaning required, in case of messes that require cleaning beyond our regular cleaning window and impede incoming guests.
- Damaged or irreparable items and linens will be assessed to guests at either original purchase or replacement cost.
