Smoking Policy
✔ Smoking and vaping are not permitted inside the house or on the patio, as it is completely enclosed.
✔ You may smoke outside the property in open outdoor areas.
✔Failure to comply with this policy will result in an additional charge of between $500 and $1,000 for deep cleaning of odors, ducts, and furnishings.

Parking Policy
• The unit includes Two private parking space, marked as #702.
• Visitor parking is also available depending on availability—please check the marked visitor spots upon arrival.
• Please note: Parking is at your own risk. In Florida, falling coconuts, wildlife, or flying debris during storm season are common hazards.

Pet Policy
• No pets on the beds – A cozy pet bed is provided.
• Clean up after your pets, both inside and outside.
• Dispose of pet waste properly – Bags are provided.
• Do not leave pets unattended inside or in the yard.
• Keep pets quiet during quiet hours to respect the neighbors.
• Abandoning pets will result in a fine of up to $1,000.

Prohibited Activities
• Cryptocurrency mining or any high-utility usage activities are strictly prohibited. Violations may result in a fine equal to twice the cost of the extra utility use.


Commercial Use
• Commercial photography or filming requires prior approval and a $90 USD fee.


Important Note About the Pool:

The property offers access to a shared swimming pool; however, its availability depends on the authorization and regulations of the condominium. This means that on certain occasions—such as scheduled maintenance or weather-related alerts —access may be temporarily restricted by the building administration.

Respecting the Stay
• No parties allowed – This is a peaceful home. Hosting parties, events, or large gatherings is not permitted.
• Registered guests only – Only the guests included in your reservation are allowed to stay overnight.
• Additional guests incur a fee – Any unregistered guests after 10:00 PM will be charged as additional guests.

Quiet Hours & Behavior

• Quiet hours are from 10:00 PM to 7:00 AM – Please keep noise levels low during this time to respect our neighbors.
• Excessive noise or disturbances after 10:00 PM may result in a fine between $200 to $500, depending on the severity.
• No disruptive behavior – Fighting, loud music, or aggressive conduct is not allowed at any time.

Cleanliness & House Care:

• To help keep everything clean and comfy for you and future guests, we kindly ask for a small favor:
Please avoid stepping on the rugs with shoes .

• Dispose of trash properly in the designated bins.
• Keep the house clean and tidy throughout your stay.


Towel Policy
We provide bath, hand, and face towels. Please use them only for personal hygiene.
• Towels that are damaged, stained, or misused (e.g., for cleaning floors or removing makeup) may result in replacement charges.


• Wash dishes after use
• Use coasters and placemats to protect furniture from spills and stains.
• Do not leave food outside—it may attract pests.


Security & Protection
• Please lock all doors and windows when leaving the property or when not in use.
• Do not tamper with security cameras or noise sensors. A noise sensor is located in the dining room.
• Florida has many insects and animals. Although we regularly fumigate, we are not responsible for pests entering if doors are left open for extended periods.
