Guests will be given full access to the home besides the garage, allowing for a seamless check-in and stay. All of the information will be sent 48 hours prior to check in.

You will have access to the entire home, with the exception of the detached garage which is reserved for the owners. Please refrain from tampering with any locked closets; ample storage space is available elsewhere in the house for your belongings. Be aware that any attempt to access or alter the locked closets may result in the forfeiture of your deposit.

You’ll be just 8 miles from Uptown Pagosa Springs and the City Market Plaza, making shopping and dining a breeze. Adventure awaits with Wolf Creek Ski Area only 50 minutes away, Durango about an hour’s drive, and Purgatory Ski Resort just two hours to the north.

Guests are required to report any damaged items and will be responsible for covering the cost of replacements.
Small dogs under 50 lbs are welcome at the home for a $30 pet fee, but if left unattended, they must be kept in a crate.
Is early check in/ late checkout available? We charge $15/ hr for each hour of early check in or late checkout. The reason for the charge is that often times we have to block off a night on our calendar in order to accommodate the earlier check in or late check out in order to allow our cleaning crew time to prepare for the next guest.

Before You Book:

To receive a full refund, guests must cancel at least 30 days prior to check-in.
If you cancel between 7 and 30 days before check-in, you will receive a 50% refund of the total stay.
For cancellations made less than 7 days before check-in, there will be no refund, and you will be charged 100% for all nights.
Guests are eligible for a full refund if the cancellation is made within 48 hours of booking, provided it occurs at least 14 days before check-in.
Please note that the amount refunded will never exceed the amount you have paid at the time of cancellation. We highly recommend purchasing trip insurance to safeguard your travel plans. Simply Home does not issue refunds for any reason before check-in, including emergencies. Trip insurance covers unforeseen circumstances, and our owners rely on their rental income. We strictly adhere to our cancellation policy—no exceptions.
