WHAT WE LOVE ABOUT THIS PROPERTY:

With a wide landscaped riverbank, this property is ideal for sunbathing and fly-fishing alike. There are no other cabins across the way and plenty of elbow room on the double shaded lot. MASTERFUL renovation inside and out Spring 2024. This place has comfort and soul + a gourmet lux kitchen featuring induction cooking. Within a couple of minutes are several public launches and hikes. (see Big Creek Rec area - oh wow). Choices of several nearby trout guides can come and pick you up on your dock. FIBER internet!

PROPERTY LOCATION and ACCESSIBILITY:

This property is located outside the quintessential postage stamp-size Ozark town of Pangburn, Arkansas. You're 15 - 20 minutes from Heber Springs (ample dining and shopping) and Greers Ferry Lake - an ideal place to rent a pontoon boat for the day or take everyone out swimming at the public sandy beach and jump rocks.

~ The kitchen is fully stocked. Full-size appliances including dishwasher, fridge with ice maker, stove, and most cooking utensils and flatware you would need. Two coffee makers; drip and Nespresso - byo pods. Yes, blender. Yes, slow cooker. Yes pizza pan and cookie sheet.

~ WiFi provided - FIBER !!!

~ Extra large TV in a separate den. NO cable or Satellite TV programming. Streaming programs only with LOGINS YOU PROVIDE or free apps included with Roku.

~Central heating and cooling

~Outdoor wood stove

~Outdoor propane grill







PETS:

Max 3. We love dogs! They are welcome here for an additional fee of $85 for up to 3 dogs - a flat fee for the duration of your stay.



*Heads up: sometimes your fur babies are not included in your quote on certain booking sites! Please send us a message to let us know your pup(s) will be accompanying you during your stay. See further rules in the rental agreement. For example: pets are not allowed on the furniture but we provide doggy sheets if it's difficult to keep them off - like ours!



SUPPLIES INCLUDED:

~ All bed, bath, and kitchen linens for number of people contracted. Body, hand, + dish soap, trash bags, basic cleaning products + tools, and toilet paper.

~ Starter supplies (1 or 2 days depending on personal usage): paper towels, ground coffee + filters, sugar, laundry pods, dishwasher pods, salt + pepper, and cooking oil.

~firewood - for normal consumption - send-offs to Valhalla, no

~ BYO toiletries such as shampoo, toothpaste, etc.





*** Important to note that the river is EXTREMELY cold (even in summer months) and not generally suitable for swimming or wading without protection. The River levels fluctuate daily with dam control.





ABOUT US, THE BOOKING PROCESS AND FEES:

We are Ozark Mountain Stays LLC, a professional vacation rental management company. We are readily found in a search. We love the area and mostly live very locally to the properties. All properties are self check-in – with key code – after 4pm. Check out is 11. Confirmed guests received our self-penned "local's guide" to the area! Email you provide is important. We send welcome and access info there. Check your spam, please. Taxes and clean/supply fees are always required as is a processing fee that varies depending on who you are booking through.



We cannot accept CANCELLATION variances due to personal reasons or area attraction closures. If we are mandated to close our rental operations, you will be refunded 100% or given the option of credit for future reservation good for 12 months.



1. We've lowered the down payment to reserve from 50% to 15%. IT IS NON-REFUNDABLE.

2. If you need to change your reservation due to COVID related government mandates, we will apply your monies paid towards future reservation good for 12 months from booking date.

3. If you prefer to just cancel, we will retain your monies paid according to the policy timeline, refunding the remainder. We always refund 100% of cleaning and pet fees

4. Please note that 3rd party sites like airbnb have different policies in effect. Please read their fine print.

5. Airbnb has an agreement with the state of Arkansas to collect and remit sales tax. For all other bookings, we collect and remit applicable sales taxes as required for all fees associated with a reservation.

This cabin offers its guests barbecue grills and laundry facilities. The front desk is open around the clock.

This Pangburn cabin is smoke free.
