Bright 45 m2 apartment a few steps from Parma train station. The apartment is located on the 1st floor of a 3-storey building, NOT equipped with a lift (stairs to access), perfect for 4 people.

The building is located in the historic center (Restricted traffic area), all the main services such as bars, restaurants, pharmacies are within easy reach and the most famous monuments of the city are just a few steps away.

The property consists of a bedroom, living room with kitchenette and bathroom.

The internal space is organized as follows:

- LIVING ROOM with dining table and chairs, double sofa bed, 32" smart TV, desk and split A/C;

- KITCHENETTE with gas hob, fridge, freezer, coffee machine, electric kettle, oven, toaster, kitchen utensils and wine glasses;

- BEDROOM with double bed, bedside tables, wall wardrobe and split A/C;

- BATHROOM with raised shower cubicle, sink, bidet and WC.

FURTHER SERVICES AVAILABLE TO GUESTS: unlimited wifi, independent heating, split air conditioning (2 splits), independent entrance, washing machine, hairdryer, drying rack, clothes rack, iron and ironing board.

ATTENTION:

- Building NOT equipped with a lift (stairs to access);

- Apartment in ZTL (white and blue lines during the evening and night time slots are reserved for residents and other entitled persons who display a valid permit. If you are not a resident you cannot park at these times: Every day 19:30 - 7:30);

- Raised shower box;

- Quiet hours: 22:00-8:00.

The apartment is for the exclusive use of our Guests.

To ensure the security of your personal data, 7 days before your arrival you will receive instructions to register your documents via our Guest Portal.

We need such procedure to verify your ids and docs and in order to send info to the police service "Alloggiati Web" which is Italian procedure to host guest in italy.

Switching on and off air conditioning and heating is subject to compliance with current Italian legislation (DPR 16/04/2013 n.74, DM 383 - 6/10/2022).

Summer: the average air temperature must not get below 26°C (78,8 °F) for all kinds of buildings

Winter: the weighted average of the air temperatures must not exceed 19°C (66,2 °F). Time and period of operation depend on the climatic zone defined by the standard.

Check in can be done from 15.00. onwards, either in person or in self-check in mode.

The planned mode, at the discretion of the operations team, will be communicated prior to your arrival.

If late check in, after 21.00., is done in person you will need to adhere to the following fee schedule:

- From 21:00 - 23:00- Euro 25.00

- From 23:00 - 24:00 - Euro 30.00

- From 24:00 - until 01:30 - Euro 40.00

ATTENTION: the apartment is located in a ZTL. The White and Blue stripes during the evening and night time slots are reserved for residents and other entitled persons who display a valid permit. If you are not a resident you cannot park during these hours: every day 7:30 pm - 7:30 am.

- From Parma "Giuseppe Verdi" airport, you can reach the apartment by taking the bus from the "Aeroporto Giuseppe Verdi" stop to the "Viale Toschi Via Bettoli" stop, about a 7-minute walk from the property.

- From Parma train station, you can reach the apartment by walking for 10 minutes;

- If you travel by car, parking is not included. However, it is possible to park for a fee on the street (blue stripes) or at the "Fratti Duc" garage in via Largo Torello de Strada 11, a 5-minute walk from the property.
