Full, traditional row-home in South Philly. Clean, uncluttered, freshly painted with a fun, artsy vibe. The front room is bright and sunny and both rooms are thoughtfully decorated with plenty of storage and comfortable queen beds. Close to sports stadiums, and the Passyunk/restaurant and bar area is 10 minutes away on foot. Public transportation is abundant and close by. A few steps to the #45 bus or a 10-minute walk to the Broad.Snyder metro.

Two-bedroom home with two comfortable queen beds. An eclectic and artsy style within a spacious home in a great location! The couch is comfy and there is ample space to work on cushions at the living-room coffee table :)

We require an electronically signed House Policy Agreement to be sent via email. Once signed, you will receive the check-in instructions. Kindly send us the answer to the following questions:

I`ll be traveling during your stay, but please reach out via Airbnb messenger, and my management company will respond to you promptly!

Elderly, families and singles all live on this small block. People are friendly so don`t be shy about saying hello. Please observe quiet time after 10 pm as many people get up early for work in the morning.

Our place is walking-distance to the Passyunk Avenue shops and restaurants. Lyft cars are abundant, and public transportation is everywhere. There are buses on 11th street and 12th street, and the Broad Street subway`s Snyder Avenue stop is only 4 blocks away. It will get you to Center City in 15 minutes. Parking is in high demand and you may not find a spot; be prepared to park two or more blocks away. If you have a car, it`s best to park during work hours (9 am to 5 pm) and leave your car parked. Be careful of permit only signs and handicap parking. We recommend not using a car at all.

Please be noted of the following details, too:

1. Pets are NOT allowed

2. We use an electronic code to enter the building and the unit. Use the last 4 digits of your mobile number followed by a checkmark to enter. Code will NOT be activated unless House Policy Agreement is signed electronically.

3. Luggage storage is not available in the building. We recommend using radical storage by searching it online.

4. We use a Roku TV with Netflix. Use your own login. NO LOCAL CHANNELS.

5. Free street parking but the street is very narrow. We strongly suggest that you book a parking space via Spot Hero app to guarantee a slot.

6. We only provide complimentary toiletries good for the first 24 hour use. You are encouraged to bring your own or purchase from the nearby stores or pharmacies.

7. SMOKING & PARTY NOT ALLOWED

8. We use a noise monitoring device on the property to ensure that our guests are being good neighbors; It does NOT record actual sounds or conversations, it simply monitors the noise level (measured in decibels). Quiet hours are observed from 9 pm-8 am. Violators will be charged a $200 fine. This property may use NoiseAware technology to ensure the comfort and security of the guest. Tampering with the device is strictly prohibited and will result in a $200 fine.

9. Please be respectful of bedsheets and towels. Makeup / foundation, face medications/creams, and tanning products will stain and/or bleach/linens towels. Please avoid using regular hand/bath towels with all skin products. Please use our provided makeup washcloths. Guests are not to wash laundry belonging to the home in order to hide stains. Unsalvageable linens/bath towels will be charged to the guest: $25 for each damaged towel and $40 for each damaged sheet. If there are any stains on the linens/sheets/towels that we determine as not belonging to the item during normal use for which the item was intended, you, the guest, agree to compensate in full for replacement.
HOUSE RULES:

Parking - Please park at your own risk. Sadly we cannot accept any responsibility for any loss or damage to any vehicle. Think of it as, who would be responsible for your vehicle if you parked in your local town.

No Smoking - smoking in the unit will result in a minimum odor removal fee of $350-$600 (depending on severity) to help cover the cost of odor removal and/or steam cleaning.

No Parties or Gatherings - Violation of this rule may result in termination of stay without refund as well as a minimum $500 fine. A gathering is defined as 2 or more unapproved guests at the property, meaning 2 persons more than the # of guests you have stated will reside in the home during the stay. The unapproved visitor fee will also be applied resulting in a higher fine.

No Animals - Having animals in the unit at any time (without expressed prior written approval) may result in termination of stay without refund as well as a minimum sanitation fee in the range of $300-$500.

Unapproved late check outs are not allowed (unless provided in writing) and will have a minimum fee of $100. If you wish to have a late check out please ask for written permission prior to your check out time.

No Visitors - We do not allow any unapproved visitors during your stay. Violation of this rule will result in a $50 per visitor per night, Example: If you have booked for 3 nights, and are found to have an unapproved visitor, you will be charged $50 per visitor per night = total $150 per visitor. We can approve a visitor if you add the visitor at the time of the reservation as a guest, or during your stay by sending us an email and gaining approval in writing.

No Illegal Activity - There is absolutely no illegal activity in our units. If this is found, then there will be a minimum fine of $350 and immediate removal from the unit without refund.

No Mail/Packages - Unless by expressed permission and then only upon receipt of a refundable security deposit of $100 to cover the safe return of the mail key prior to your departure.

We have quiet hours for our unit from 10PM to 8AM everyday including holidays. Violation of this rule may result in removal from the unit without refund in addition to a $150 minimum fine.
False Maintenance Fee - If there is an issue reported at the property by you or a guest of yours that is not a true issue when a maintenance technician arrives at the property due to user error then there may be a minimum fee of $100 per occurrence.

Please do not leave your luggage or belongings behind in the unit. Anything left behind will be considered abandoned. If in fact we do have your belongings after your stay the following charges will apply:
$25 Mailing fee separate from the cost of postage and storage fee.
$25 per day storage fee.

Please note: In the event of a clogged toilet, we have provided you with a plunger in the home for you to clear the toilet, if however you require us to come out and clear the clog the following fee will apply $150.00 if after or outside of business hours or $95 during business hours.

If when we arrive we find that the reason for the clog was because of an issue with the physical toilet there this fee will be refunded

Reservations that are canceled may be subject to credit card processing fees in the amount of 3% may be charged to cover fees that we cannot recover.
IMPORTANT: GUEST WHO WISHED TO CANCEL AND IS ELIGIBLE FOR A REFUND MAY REFUND THE BOOKING AMOUNT LESS THE FEE.
