Welcome to The Spruce Villa in Center City Philadelphia. Just steps from the Kimmel Center and City Hall, we're right where you need to be while visiting Philly.

There are 9 units inside our beautifully designed completely renovated staff-less boutique hotel. Enter into the subway tiled entryway with local artwork hanging throughout.

The Spruce Villa is designed for independent, self-directed stays. There is no staffed front desk or daily housekeeping. You'll receive private access instructions before your arrival, and our local team is available by message or phone whenever needed.

The Spruce Villa is under new ownership and management as of August 21, 2026. We're excited to host you as we actively invest in upgrades throughout the property and continue improving the guest experience.

Unit #3 is a one bedroom suite located on the 2nd floor, with a separate living area and oversized windows.

Please note the apartment is located on the second floor in a classic walk-up building. There is no elevator, and access requires climbing stairs.

This is a central city location in a multi-unit building, with normal city sounds and occasional sound from neighboring buildings. Quiet hours are from 10pm to 7am.

This location is ideal for anyone looking to explore the city on foot and is walking distance to:

-Academy of Music
-City Hall
-Love Park
-Comcast Center
-Jefferson Hospital and more!

Just two blocks from the Walnut-Locust subway stop (along the Broad Street line) you can be anywhere in the city in a matter of minutes!
-10 minute subway ride to Lincoln Financial Field, Citizens Bank Park and the Wells Fargo Center.
-10 minute subway ride to The Liacouras Center and Temple University

Good to know:
-No pets
-This is a residential area, please respect our neighbors and follow quiet hours of 10pm - 7am
-Parking is not included, there is a lot across the street we recommend (ABM Parking) the rate is approximately $40 for overnight parking
-There is no elevator in the building, this unit is on the 2nd floor with 6 steps required to enter the building plus interior stairs

-Only toilet paper down the toilet
-Keep the home clean and tidy. Please report any damages or missing items to us right away.

Great Stay!

Perfect location! Very easy to walk to the markets, entertainment, and food nearby. There is parking across from the bnb. We kept our car there all weekend, with no problem! Would come again!

Great location.

Walking distance to just about everything Philly has to offer, Rittenhouse Square, Reading Terminal Market, several great restaurants and local coffee shops. Parking across the street made checking in and out very easy. Clean and well kept, would definitely stay here again.

What we needed

The overall place was great. It had more than what we needed. It was clean and quiet. The only reason I did not give it 5 stars is because there were some Tarro cards on the table which was a little scary.

Location was perfect for what I needed. Bring your own TP. The windows were difficult to lock, I could not do it. I let the owner know and someone came to lock them but not easy to lock/unlock. 2nd floor so did not feel unsafe but should be fixed. My only other suggestion would be to get a slide or chain lock as it wasn’t clear if the door was locked or not after being shut. Would have made me feel better as a woman traveling alone.

Great location but needs some fixes

The location is phenomenal. We were there for a show and it was just around the corner. There were a few issues which kept me from giving a 5, but if they are fixed, I could easily rate this a five. The biggest concern was the fact that the street door was never locked which we didn’t see as a big deal until I realized, as we were leaving, that pushing on our unit’s locked door also opened it, no key code needed. The mini fridge had an unpleasant odor which kept us from using it. I did put a bottled drink into the fridge and within 1/2 hour, the bottle smelled like the fridge. My wife could not stop talking about how comfortable the bed was.
