At about 1 mile from the gorgeous beach of Xcalacoco you will find the neighborhood of Balam tun. It's a gated community with 24/7 security, parks/ playgrounds, soccer/basketbal/volleyball courts, small supermarkets and a restaurant. The people that live there are very friendly and will make you feel right at home.

Our house has 3 bedrooms, each with one comfortable king size bed and one with extra bunk beds, providing sleeping space to a maximum of 8 people. The bedrooms are fully equipped, as is the rest of the house. You will be left wanting for nothing. One full bathroom is connected to the downstairs bedroom. The two bedrooms upstairs share one full bathroom in the middle. Also downstairs there is an extra half bathroom (toilet/sink).

If you want a local experience this works.

This rental was in a decent location. It was about a mile from a local beach, 15 minutes from downtown (dancing and dining) and approximately 30 minute drive to Tulum. Property was protected with bars on the windows, neighborhood quiet. We felt safe. 3 bedrooms, 2.5 baths. Nothing fancy. Could have used a deep clean honestly. We did smell mold in the home- but we noticed that most places we visited (unless in the resort areas), had a strong scent of mold in the air. If you have a mold sensitivity, this is not the rental for you. (You'll need to look at staying in a resort?) The owner was a total sweetheart. Very eager to help in any way and was available via WhatsApp. We would stay again because we loved having our own rooms for the price. If you want the local experience and all that comes with it, this is a great option!

Comfortable, stable and safe neighborhood, nice balcony overlooking back garden, friendly neighbors, worked well to have family members and children visiting, property owners very nice caring and responsive.
