◆◆◆Staying in the Pocono Mountains◆◆◆
If this is your first time visiting the Poconos, we want to ensure you understand what staying in the mountains entails. This house is nestled in the mountains, surrounded by trees and nature. As a result, you may encounter wildlife, as this is their home and we are merely guests. Wildlife may include flying insects, spiders, ants, squirrels, flying squirrels, mice, foxes, raccoons, opossums, skunks, snakes, turtles, coyotes, and black bears. Smaller creatures and insects can occasionally find their way inside depending on the outside conditions. We have monthly exterminator visits to minimize this, but being in the mountains, anything is possible.

Additionally, the mountain infrastructure differs from that of the city. Small wind or rain storms can occasionally cause power or internet outages in specific areas, including our home. Power outages may affect the water supply as we are on wells and the well pumps need power to work. Usually, these outages are restored within 8-10 hours, which is a quick turnaround given the weather conditions. For outages lasting less than 24 hours, no refund or compensation will be provided. For outages exceeding 24 hours, compensation will be issued on a case-by-case basis.

Lastly, please be aware that extreme heat or cold waves can put stress on the house's heating or cooling systems, and these systems may struggle to keep up during very high or very low temperatures.

◆◆◆Winter Bookings◆◆◆
During winter months, it is highly recommended to have a vehicle with All-Wheel Drive (AWD) or 4x4 capabilities due to potential heavy snowfall.

◆◆◆Supplies◆◆◆
We provide a starter pack of household essentials (paper towels, toilet paper, garbage bags, dish detergent). If the property includes a dishwasher, washer, and dryer, we also provide cleaning agents for those. Guests staying for longer durations or with larger groups should bring additional supplies. Personal toiletries (shampoo, conditioner, body wash), q-tips, deodorants, or other personal care products are not provided.

The house includes cooking ware (pots, pans, plates, utensils, baking dishes), but guests need to bring personal grocery items (seasonings, flour, sugar).

This property is located in a private community that requires all guests to register prior to arrival. To comply with HOA rules, all necessary documentation must be submitted at least four days before check-in. A $100 late fee will be charged for late submissions—even if your booking is made within four days of arrival.
Additionally, the community requires the registration form to be submitted at least two days in advance. Without it, entry will not be permitted.

Use of the hot tub is at your own risk. Children under 16 must be supervised at all times. We regularly maintain and clean the hot tub, but cannot guarantee chemical sensitivities or allergies.

Please note that outdoor fires may be restricted during local fire bans, which can be enacted at any time due to weather conditions such as high winds or dry spells without notice. Guests are responsible for checking current fire regulations and adhering to all posted signage during their stay. During an active fire ban, use of the fire pit, outdoor fireplace, or any open flame is strictly prohibited. Violations may result in fines and immediate cancellation of your reservation without refund. We appreciate your cooperation in keeping the area safe from wildfire risks.

A. Early check-in or late check-out possibility is determined the day before arrival. If granted, early check-in is at 3 PM, and late check-out is at 1 PM at no cost. For earlier arrival or later departure, a $75 fee per 2 hours applies. Booking the day before or after your desired stay ensures the ability to check in early or check out late.

◆Q. Do you offer any discounts or additional discounts?

A. Our listed price is the best available.

◆Q. Do you supply firewood?

A. No, firewood is not supplied.

◆Q. What's the latest we can check in?

A. Check-in is anytime after 5 PM, with no cutoff time.

A. No, propane is provided.

A. All beds will be made with linens prior to check-in. Bath towels are provided for the number of guests in your reservation up to the max guest count allowed in the house.

A: Yes, the property has high-speed internet that supports streaming, video calls, and remote work.

Very Nice

The house was great! Very clean and tidy, all the amenities needed for a low key get away. Beds were comfortable. Towels and linens that were provided were fresh and clean. The hot tub was very clean and well maintained and even had someone come out to check on it when it was showing an error code. Overall, the inside of the house was wonderful.Now to the negatives - the outside of the property was not well maintained. There are large branches hanging on the property and against the shed. The gutters are full of leaves and the patios were dirty - I swept them off after arriving. Lastly, it is a hard 5pm check in, which is extremely late. Industry standard is 3pm sometimes 4pm. I spoke with the property manager (Justin) about checking in early, which he said was possible, but didn't end up happening. Then when we arrived at 5pm the cleaner was still there.Overall, great place to get away. Just think it could use a little more attention get a full 10 star rating.

Perfect re-set weekend away

The house was great. They provided us with everything we could have needed including plenty of towels for showering and for the hot tub and lots of pillows for the very comfortable beds. The hot tub couldn't of been better especially for after those long walks with our beloved dog who we brought with us and also enjoyed the stay. Perfect quiet relaxing weekend to reset for our busy hectic lives. I would def. Rent this house again. Communication with host was excellent.

Last Minute Peaceful Stay

As a last minute getaway with wife and family we knew Arrowhead couldn't miss (although it was slightly colder than we thought it would be). This bungalow met our needs for our 5 days at Lake Arrowhead. We loved the closeness to the lakes, 3 extremely comfortable beds and pillows (a plus), nice hot tub which we got the chance to use 1 time but loved it, nice large deck which we went out to quite a few to spend some peaceful time. We did not get to use the grill because it got cold a couple nights but overall had an enjoyable time with another couple and this bungalow was a nice place to do just that. Justin the owner/host was amazing in responding from time of booking to the last day when we needed something. Some areas that could need attention: 1. The bungalow as it is currently set up is just right for 4 people (any more would be too tight). 2. One of the main room's AC was not working and needed an attachment (luckily temperature was low). Owner was contacted about this and was willing to send someone out. 3. More comfortable seating as Green Sofa wasn't very comfortable. 4. More seating on deck Other than that a very nice bungalow that will be a nice getaway.

Perfect Summer Stay

Wow, this place was absolutely perfect for us! It's nestled in a stunning private community with endless amenities. The cabin had all the comforts we could ask for and more. It was so clean and incredibly cozy. And let's not forget the amazing hot tub! We're already planning to book this place again and bring along a few close friends to share the incredible experience of Arrowhead Lake!
