Situated in the Atlantic Building, the Penthouse has two double bedrooms one of them with access to a glass enclosed balcony overlooking the beach and river. The living and dining room is large with access to a panoramic balcony. The living room has plenty of natural light and features a cable TV and internet. The sofa sleeps two people. It has air conditioning in the bedrooms and living room. The kitchen is fully equipped, table for the whole family. It has fridge with 3 freezer drawers. With washing machine . We had a wonderful stay at Grace's apartment. It was clean and spacious and Grace is a great host. The location is fantastic, the apartment is directly on the sea front and near to lots of shops, cafe's and restaurants. We stayed over the Christmas period and appreciated the well equipped kitchen. Many thanks.
Our host was wonderful, but the weather was unusually terrible, with five named storms rolling through for the full 4 weeks that we were there. Very wet, windy etc. Nothing to do with the stay in the condo and the views through the windows allowed us to watch some of the storms roll in. Not a great time to be in Portugal.
We loved everything about our stay. The location was perfect , close to beaches, walk ways, groceries, bus stops and restaurants. Grace & Fred were so helpful from the moment we got off our train. Recommend this property to everyone.
We very much enjoyed our stay in this lovely apartment. The views to the sea and beach were incredible. We enjoyed the area and felt safe. Upon arrival there was a complication due to a previous big storm: Grace was there in minutes and solved the problem. Would highly recommend this beautiful spot and lovely hostess!

Gorgeous view of Praia da Rocha from the top floor.
Very nice apartment, right across from the beach and on the main avenue. Everything is right outside the door - restaurants and shopping. The apartment is very nicely appointed with a huge master suite. The fact that it comes with parking is a very nice bonus.
We spent a wonderful 9 days in Grace's apartment. The apartment is cozy and practically furnished, and the beautiful view from the two balconies is an additional plus point. Grace welcomed us personally and very friendly. We felt very comfortable and can highly recommend this apartment.
Bathroom door issues / locking and unable to open / they were under repair / not enough bathroom products / no appliance instructions -- otherwise a great location
We arrived earlier and the host was incredibly helpful and sweet to let us drop our bags off and have the flat ready before set time. Great communication. What a beautiful flat with amazing views on brilliant location. We loved our stay and will definitely come back. Thank you
We stayed at this property for five nights with another couple. The apartment was exactly as described and the view of the beach was spectacular. It was located right on a strip with supermarkets, restaurants and shops all within a quick stroll out the front door. I highly recommend reserving this apartment. If we ever return to Portugal we would not hesitate to return here!
We had a very nice holiday. The penthouse is great, very clean and spacious. Everything you need is provided. On the best location of Praia da Rocha. Good supermarket Spar for breakfast and great restaurant Vinhos&Comidas on 50 mtr. Graca was very kind and helpfull. Excellent place for 4 pers to stay.
Communication with Grace was always fast and clear. She even helped communicate with Uber drivers to locate our lost phone which was greatly appreciated.
The apartment is very large, well stocked and we enjoyed listening to the waves and watching boats from the sunrooms.
We had the BEST stay in Portimao staying at Graca's penthouse apartment. Perfect location, right on the boardwalk. Lots of shopping and restaurants right out the front door. Garage parking with the Penthouse rental. The views are stunning from not 1 but 2 balconies! Graca was an excellent hostess. She has a very comprehensive manual of all electronics and appliances in the Penthouse. Highly recommend the area, the Penthouse and especially Graca as a hostess.
Graca and Fred were wonderful hosts. Oven and smart tvs were installed while we were there which was great. Condo is close to grocery stores, restaurants, etc. Half hour walk to the football stadium. Nice having a parking spot and the enclosed decks especially on windy or rainy days. However the windows open all around on nice days. Boardwalk on the beach is sensational.
We were two couples traveling together looking for a place with separate bedrooms and bathrooms. This fit the bill and included a million dollar view. It's an older place and comes with some issues that the owners promptly attended to. We drove to the Algarves and the apt included an underground parking spot! Grace and Alfredo were lovely and so helpful.
Graca's apartment is absolutely perfect! Very clean and confortable with astounishing views from 2 large balconies! Graca is very nice and helpful! We found everything we needed in the apartment and we payed extra for sheets and towels but very soft and tick towels, definitely worth it! Kitchen is fully equiped with everything you have at home! The place is just across the road from the golden sandy beach but there are stairs to get to this beach ( we couldn't find a way with no stairs to get to the beach). 2 supermarkets with very good food and all necessities are very close by. The apartment is very close to many restaurants with amazing food: Mursa, Asia, Spot 3 and Castelos.

If you could get any building closer to the main beach in Praia de Rocha it would be hard to find. Fabulous apartment on the 111th floor with two enclosed sunrooms. One east facing and one west. The building is directly across from the stairs down. The apartment was as described, everything you could need, short walk to the grocery store, and the many restaurants.
Graça met us, even after our train was delayed and had trouble getting to the apartment. She showed us the apartment and was east to communicate with. I would definitely look to stay again, when we return.

We arrived at 4pm. Check in was 3pm. Cleaning lady still there and we had to leave and come back at 5:30pm. Air conditioner leaked water no mention of needing to empty it. Not enough hot water for 5 ppl to shower. Very loud in the main bedroom at night. Also needs an update very old looking. Overpriced for this stay.
Incredibly spacious property with not one, but two balconies/sunrooms to enjoy the incredible view! The master bedroom balcony has an amazing panoramic view of Praia da Rocha to Ferruguda and the mountains. I spent relaxing hours here each day! Two bedrooms, master has ensuite. Large fully stocked eat-in kitchen with separate dining room(we never used once) and dining on the balcony off the living area which we used as our main dining area. Master bedroom has a very comfortable king size bed with minisplit AC that works very well. I cannot think of a negative re this property except it can be a little loud on the weekend nights as this area has a lot of young people and many bars. Another bonus is it’s directly across from beach access and a full size supermarket Intermarche on the main floor of the building next door. Also easy walking distance to the promenade to Vau and the cliffs for walking/exploring….highly recommend!
We found a beautiful, spacious and very well-equipped holiday apartment (penthouse). The two fully glazed balconies with sea views, one on the western and one on the eastern side of the building, invite you to have breakfast and a romantic end to the evening. Because one of the two is always in the shadow of the building, we were able to enjoy the view of the sea during breakfast and doze off on the other balcony in the afternoon between the beach and dinner. Just vacation.
We enjoyed our time out and can only recommend the accommodation.
The only point that was unpleasant is the following... We arrived in the evening and didn't see that the balcony windows facing the sea were dirty with salt, so we were very disappointed on our first morning when we had to look at the sea through the dirty windows. But that's whining at a high level. I cleaned the relevant windows and from then on it was great.

Penthouse Praia de Roche
Spacious, neatly furnished, penthouse on 11th floor. Close to beach but also audible nightlife in weekends. Is in need of technical maintenance (shutters, doors, lock, lights, toilet seat, huge not working television in bedroom). No proper air extraction from ventilation shafts in bathrooms and kitchen. Neighbor's kitchen extraction hood pushes vapors in your kitchen. Humid apartment with mildew at ceiling.
No satellite television as advertised but only a cable box after asking. No central heating but partial heating by 3 air conditioning units.
Enclosed balconies on both sides were pleasant during our stay from December 13th – January 10th.
Neighbor's trash and stored goods in the top hallway are an eyesore and might hamper a safe escape or access to caregivers.
