Caicos Cays Villa is a modern luxury retreat perched directly on the electric blue waters of Chalk Sound, one of the most visually stunning natural lagoons in Turks and Caicos. With calm, shallow waters and a private dock for swimming, kayaking, and paddleboarding, the villa offers front-row access to some of the most serene scenery on the island. Whether you’re floating in the stillness or watching the sun melt into the water from your infinity pool, every moment here feels like a postcard.

Inside, the design is sleek and light-filled, with timber-framed ceilings, clean architectural lines, and massive 10-foot sliding glass doors that blur the line between indoors and out. The open-concept layout includes a fully equipped kitchen, indoor and outdoor dining areas, and generous lounging spaces perfect for groups, families, or couples traveling together. The villa invites connection and calm in every corner.

Each of the four main bedrooms is a king suite with its own en-suite bathroom and direct water views, offering both comfort and privacy. Two master suites feature luxurious spa-style bathrooms with indoor and outdoor rainfall showers and deep soaking tubs. An optional guest house adds a private fifth bedroom—ideal for in-laws, older teens, or a nanny—rounding out the villa’s spacious yet intimate feel.

Located just a short drive or walk from the soft sands of Taylor Bay Beach, Caicos Cays Villa also puts you within easy reach of one of the island’s most peaceful swimming beaches and world-famous sunsets. Notes:

• At the time of booking, VRBO will only charge their service fee. We will follow up with payment details to complete your reservation. A 20% deposit is due to secure your booking; the remaining balance is due 90 days prior to arrival.

• Our villas include a coffee maker, washer & dryer, gas BBQ grill, beach towels, hairdryers, iron/ironing board (upon request), and a starter supply of paper products (which are not replenished). Portable beach chairs, umbrellas, and a cooler are typically available but are not guaranteed. Baby gear, kayaks, and SUPs are not usually included but can be rented. Post-COVID, most of our villas do not include communal snorkel gear.

• One additional guest, including babies/infants, may be permitted with a supplemental fee.

• AC usage is charged back to guests at cost. There is a $200 weekly fee for use of the hot tub.

Stunning Private Villa on Peaceful Chalk Sound

Our family had an incredible stay at Caicos Cay for the past week! Pros: -beautiful home with great sized rooms and all facing beautiful blue waters. All in suite bathrooms. - loved the outdoor showers. - enjoyed close proximity to Taylor and sopidelua beaches. Both are a must see. -direct chalk sound access right out the door. Bay is 5 feet deep snd fun to hang and swim in. -fun water floats/kayaks/boards included -great outdoor space Loved the paddle boarding and kayaking. Loved cooking big meals. Great stay for 7 adults- Mom and Dad with adult kids Considerations: -you are more secluded than a stay within grace bay, but if you're looking for that privacy it's perfect Chalk sound is kinda mucky. Home provided water shoes.

Private and secluded property.

This property was top notch. It was about a 20-minute drive from Grace Bay and most attractions, but well worth the drive. Very quiet and perfect configuration for families or four couples as each room is waterfront with own ensuite. Day and nights at property were private and peaceful. If you want to go to attractions and restaurants a rental car is required (Highly recommend Grace Bay Rental Cars). Property manager is excellent and available at all times.

This house on Chalk Sound was perfect. The four bedrooms all had a great view of the water and we never wanted to leave. Everything was awesome with the house and host. Definitely will be a repeat customer!

Absolutely Amazing

The property is clean and beautiful- I cannot recommend it enough. The view is absolutely amazing and can’t be beat. That water!!! We loved taking the kayaks and paddle board out to the mini iguana island across the way. Taylor bay and Sapodilla bay are just right down the road and both are lovely. I do recommend renting a vehicle to get around the rest of the island. The property manager was incredibly helpful and immediately responsive at all times. We would definitely return to this property or maybe check out one of their others (TC Villas).

Relax and enjoy the view

Gorgeous, the views of Chalk Sound are amazing from every room. The villa is spacious, fully equipped inside and outdoors. We loved the kayaks and paddle boards, the different sitting areas outdoors, the dock, the pool, the ocean, the living room. Loved it all! The area felt secluded, quiet and peaceful, just what we were looking for. Julian was very friendly and available when we had questions. Definitely recommend.

The villa is right on the sound with a beautiful infinity pool. The house is spacious and clean. Bedrooms overlooking the sound. Enjoyed spending time on in the pool and beach. Property manager quickly responding to our questions and helpful. I would definitely rent again and highly recommend this property.

Great Family Vacation in TCI

Wonderful home, with warm clear shallow waters perfect for new swimmers and children, nice neighborhood form morning walks and only one mile from Taylor beach. Close to Sunny foods for groceries and overall wonderful stay.

Perfect!

I will be returning to this villa! The space was huge, modern, and fully equipped. We enjoyed the private artificial beach for lounging -it's big enough for about 4-5 beach chairs. Kayaking on Chalk Sound was a daily activity for us. Taylor Bay Beach is a short walk away, the supermarket was also about a 10-15 min drive. TC Villas was great to deal with -very attentive and professional. Can't recommend TC Villas​ and Caicos Cays enough.

Top shelf experience

This villa was nothing short of amazing! The water right out front was just like in the pictures. The villa inside is luxurious and spacious enough for a family to each have their own space. Everything was clean, modern, and all-around joyful. Would definitely come back to this villa and to the TC Villas team!

Chalk Sound is magical!

The best vacation I've ever had! I couldn't say enough good things about this house. Everything was exactly as pictured -which was a pleasant surprise! The water in Chalk Sound is not the best for swimming, but the villa comes equipped with Kayaks and that really made my day! Grace Bay is a short drive away so taking a snorkeling day-trip is a must-do! The space was super clean and the managers were lovely to deal with. I will be comming back!
