Charming 3-bedroom holiday cottage in the sought after coastal village of Llanbedrog with private hot tub and games room with pool table, darts, football table and games console. The contemporary kitchen is well-equipped and the living room features a cosy log burner and Smart TV with Sky, Netflix and Amazon Prime. There's also a lovely dining room with bench seating and a garden area partially laid to lawn, complete with patio seating area and parasol. Set on the south coast of the Lleyn Peninsula with Abersoch to the west and Pwllheli to the east, Llanbedrog is the perfect base to explore all this Area of Outstanding Natural Beauty (AONB) has to offer. There are some great local eateries and pubs including Ship Inn, just a stone's throw away from Bryn Tirion as well as Plas Glyn-y-Weddw, a renowned arts and heritage centre with a delightful cafe, shop, external amphitheatre and calendar of events. A network of paths and panoramic sea views can be discovered along Mynydd Tir-y-Cwmwd headland and the sheltered shores of Llanbedrog beach are just 10 minutes' walk away - perfect for families and pet-friendly all year round.

Rooms: Ground floor: Kitchen, living room, dining room and external games room. First Floor: Double bedroom, single bedroom with additional pull-out bed, bunk bedroom (2 full-size singles) and bathroom with shower over bath. 
Kitchen and utilities:  Stylish and well-appointed kitchen with electric oven and hob, fridge/freezer, washing machine, microwave, kettle and toaster. There's also a utility room with tumble dryer. 
Entertainment: Large Smart TV with Sky, Netflix and Amazon Prime in living room. External games room with full size pool table, dart board, table football and Smart TV (for streaming only). Wi-Fi available.
For families: Travel cot, high chair and stairgate available on request. Please bring your own cot linen.
Outside:  Private hot tub. Patio seating area with garden furniture, parasol and lawned area with rotary washing line. External games room as above.

Please Note that the hot tub will not be available On Thursday afternoon/evening when the maintainance man will need to attend to the property to clean and empty the Hot tub for the next guests
 

General: Central heating and electricity included. Bed linen, towels and 1 hairdryer provided. Guests to bring their own bath matts and tea towels
Pets: 2 dogs welcome. Additional charges apply. Please bring your own dog bed. Dogs not allowed upstairs, on sofa or beds.
No smoking  inside the cottage.
Parking: Village car park 30 meters from the cottage. Free of charge.
