I`ve designed this space with contractor teams, professionals on placement, company relocations, and groups visiting for work or a weekend break firmly in mind.

The property is set up with practical, comfortable living at its heart. Every detail reflects what longer-stay and working guests actually need: a comprehensively equipped kitchen, multiple beds across two rooms, a dedicated workspace with WiFi, Ethernet, and pocket WiFi, a washer and dryer, and generous storage throughout. From the moment you step inside, I hope the flat makes an impression. The smart LED ambient ceiling lighting runs throughout and can be adjusted to suit the mood — bright and focused for a productive evening, or warm and low for unwinding after a long day on site or on the road. Room-darkening shades are fitted so you can block out the light entirely when a proper rest is needed.

The open-plan layout brings the living, dining, and kitchen spaces together in one generous, sociable area, anchored by the exposed-brick feature wall that gives the flat its distinctive character. Whether you`re cooking together at the end of a working week, sharing a meal at the dining table, or settling onto the sofa to stream something on Netflix, I`ve set everything up to feel genuinely comfortable and lived-in. A wall-mounted screen in the dining area and a Netflix-enabled screen in the bedroom mean there`s no shortage of ways to unwind.

The Layout
The flat is located at the top of it`s building for a penthouse-style experience.

Living, Dining, and Kitchen Area
The open-plan kitchen, dining, and living area is the heart of the property. Dark high-gloss fitted units with blue LED under-cabinet lighting give the kitchen a polished finish. I`ve fully equipped it with a built-in oven, extractor hood, stove, microwave, toaster, fridge, freezer, coffee maker, and hot water kettle - along with dishes, silverware, wine glasses, cooking basics, and cleaning products. Complimentary tea, coffee, and sugar are also provided on arrival.

The dining area features a dark table and chairs with red seat cushions beneath blue LED ceiling lighting, alongside the exposed-brick feature wall. A wall-mounted screen is positioned here too. The sofa, Smart TV with Netflix, and dedicated workspace complete the living area, with WiFi, Ethernet, and pocket WiFi all available for reliable connectivity throughout your stay.

Bedroom 1 — Double
Dressed with a yellow throw, yellow curtains, a yellow bedside shelving unit, and black and yellow scatter cushions, with framed art prints above the headboard. Sleeps two guests across a double bed. A Netflix-enabled screen is also in this room.

Bedroom 2 — Double and single
A comfortable, private room with a double and single bed, patterned cushions, and folded towels on arrival. Brown patterned curtains and an autumn-leaf framed print give the room a warm, cosy feel.

Bathrooms
Three bathrooms serve the property well, ideal for groups or teams sharing. Each bathroom is stocked with Shampoo, Shower gel and Body Soap.

The flat sits in Reading`s Redlands area — a calm, quiet neighbourhood just south of London Road. London Road itself is a short walk away and offers a good range of shops, cafes, takeaways, and everyday conveniences. The Royal Berkshire Hospital is around ten minutes on foot, making this a practical base for medical professionals or guests with hospital appointments nearby.
Reading town centre and The Oracle Shopping Centre, with its riverside dining and retail, are around twenty minutes on foot or five minutes by car. Reading is one of the Thames Valley`s most significant commercial hubs, home to major UK and international company headquarters — a well-established base for business guests and contractors working across Berkshire.

Getting Around
Travel times are approximate and based on verified mapping data.
• Reading Railway Station: 25 to 30 minutes on foot or 5 minutes by car. Direct GWR services to London Paddington run every 10 minutes, fastest journey approximately 28 minutes.
• Reading Town Centre and The Oracle: 20 minutes on foot or 5 minutes by car.
• Royal Berkshire Hospital: 10 minutes on foot via London Road.
• Green Park Business Park: 10 minutes by car via the A33. Home to PepsiCo and Huawei, also served by the Greenwave 50 bus from the town centre.
• Thames Valley Park: 10 minutes by car. Occupants include Microsoft UK.

Extra Charges
No additional charges apply beyond the nightly rate. Free on-site parking, complimentary tea, coffee, and sugar, and all bed linen, towels, and toiletries are included as standard.

Booking Policy
Full payment is due 30 days before arrival and will be automatically charged to the card on file. If payment fails, it must be completed within 24 hours or the booking will be cancelled. Early payment is allowed; card fees up to 3 percent are non-refundable if cancelled.
Guests are not required to pay a damage deposit in advance. However, we reserve the right to charge up to two hundred pounds per stay to the card on file in the event of any damage.

Cancellation Policy
Full refund if cancelled 30 or more days before arrival. Fifty percent refund if cancelled fourteen to thirty days before arrival. No refund if cancelled within fourteen days of arrival.
