Guests can enjoy the entire home, with the exception of one locked hospitality closet designated for cleaning and restocking supplies. For assistance, please contact us via the messaging system on the booking platform; we are here to help. Your comfort and satisfaction are our top priorities.

Situated in the family-friendly Clarendon Woods area (Richmond, VA 23223), our residence is less than 6 miles from downtown, Bon Secours Memorial Regional Hospital, and Mechanicsville, and under 4 miles from Richmond Raceway. You’ll find a variety of nearby restaurants, parks, and grocery stores. Ample parking is available in the driveway and on the street. While we recommend having a car, Uber and Lyft services are also readily accessible.

Important Guidelines

• Sleeping Arrangements: Please note that the couches are not intended for sleeping; only the provided beds should be used for this purpose.
• Unauthorized Guests: Additional guests are strictly prohibited and considered trespassing, incurring a $250 fee for unregistered guests or for exceeding the maximum occupancy. No parties or events are allowed; violations may result in immediate cancellation without a refund. Please ensure your guest count is accurate and notify us of any changes.

Important Note: Not Suitable for Young Children

While we welcome guests of all ages, please be advised that this property may not be suitable for young children, especially toddlers—due to its layout and the presence of delicate decor. We kindly ask that you consider this before booking to ensure a safe and enjoyable stay for all. Due to the refinished wood floors, we ask that you reframe from allowing children’s toys with hard plastic wheels rolled on the wood floors as they leave scratches.

Additional Policies

• Pricing: Our rates are fixed and reflect the best available pricing, including long-term and seasonal discounts. We do not offer further discounts.
• Availability: Our calendar is up-to-date. If your desired dates are available, feel free to secure your booking.
• Check-In/Out Policy: Due to high turnover, we cannot accommodate requests for early check-in or late check-out.
• Cancellation Policy: Please review our cancellation policy before booking, as it is firm and will be upheld. We recommend travel insurance if you anticipate the need to cancel.
• Pet Policy: We do not permit pets, and this policy is non-negotiable.
• Children: While we welcome guests of all ages, this property is not ideal for young children, especially toddlers, due to its layout and delicate decor. We kindly ask that you consider this when booking for a safe and enjoyable stay.
• Extended Stay Cleaning: For bookings of 28 nights or longer, a mid-stay professional cleaning is required, along with an additional fee payable separately. We will coordinate with you to schedule this cleaning at a suitable time.

Security Notice

Please be aware that there are exterior security cameras actively monitoring public-facing areas of the property at all times, including during your stay. No cameras are located inside the home or in private spaces.

Please note: A 4% non-refundable credit card fee will apply to all payments. This helps cover the cost of secure payment processing.
Pet Policy:
We do not permit pets, and this policy is non-negotiable. If pets are found to be in the property there will be a $250 deep clean fee charged and $100/day charge for everyday the pet remains.

Smoking Policy:
Smoking indoors is strictly prohibited. Should any evidence of cigarette or marijuana use be found after your departure, a fee of $250 will be charged.

Appliances:
Due to strict insurance and fire safety regulations, no appliances (indoor or outdoor) are permitted to be installed or used other than those already provided at the property. This includes portable AC units, space heaters, extra refrigerators, or outdoor cooking equipment. Please use only the appliances provided in the home to remain in compliance with our safety coverage.

Damage Policy:
Any actions by guests or their invitees that result in damage to the property or its contents—whether intentional or due to negligence—will permit the host or owner to deduct the associated costs from the security deposit. This includes expenses related to restoring the property or replacing items as necessary.


Laundry Supplies:
Please note that we do not provide laundry supplies.


Guest Policy:
Unauthorized guests are not permitted and will be considered trespassing. A fee of $250 will be charged for unregistered guests or if the maximum occupancy is exceeded. Additionally, parties, events, or gatherings are forbidden. Violations may lead to immediate cancellation of the reservation without a refund.
