Wake up to wide countryside views from every room. At night, near-zero light pollution makes for incredible stargazing from the upper deck. Set on 36 private acres with just one neighbour in the distance, this is a place where you can actually feel the quiet.

This is a new modern home with clean lines, quartz countertops, dark cabinetry, and hardwood floors throughout.

THE HOME
Open-concept main floor with a large quartz island, bar seating, dining table for six, and a living area with windows on three sides. Full kitchen with induction range, oven, fridge, and microwave. Laundry on the main level.

Three bedrooms: two with queen beds and countryside views, plus a kids' room with a twin-over-full bunk bed, built-in storage, and a wooden play table and chairs. Ceiling fans in every bedroom.

Three full bathrooms. The upstairs bath has a double vanity with rustic wood cabinetry. The main-level bath has a soaker tub with marble-style tile surround and a washer/dryer.

A dedicated office with standing desk, monitor, and fast Wi-Fi — ideal for a working retreat with a better view than any coffee shop.

THE PROPERTY
Deer wander through the fields most evenings. Coyotes call after dark. Wild turkeys are regular visitors. The upper deck is the best seat in the house — bring a drink at sunset or a blanket for stargazing.

THE AREA
Minutes from Jones Falls, Chaffey's Lock, and Lower Beverly Lake — swimming, paddling, and exploring the Rideau Canal. Rock Dunder trail is an 8-minute drive with one of the best views in Eastern Ontario. 30 minutes to Gananoque and the Thousand Islands. The towns of Westport and Perth are within easy reach for dining, shops, and local craft breweries.
