The room was very close to Roma Termini, the main bust station from the airport. There are plenty of shops and restaurants close by. Two things that I scored low on are, check in closed at 6 pm, my plane landed at 7.15,pm, so I had to pay an extra 30 euros for Marco to wait for me to arrive, to get my keys. The second issue is the “ included breakfast” you are given a voucher to visit a cafe about 50 mtrs away, you exchange the voucher for a coffee and a croissant. I was not allowed to take a seat, and was told I had to stand up at the counter to eat my croisssnt, if I wanted a table to sit at, I had to pay extra.i didn’t return the second morning. This is not a hotel, it is an apartment in a residential apartment block, that has been converted into four en suite rooms. It’s quite tricky to find, but once in I was very pleased with it.

I had arranged to arrive at 4:00 PM on the first day of my stay, but the staff failed to show up to let me in for an hour. There was no one inside the facility to allow me to enter, and so I had to wait outside until 5:00 PM. They advertise that breakfast is included, but I had to stand up at a bar a couple blocks away for a beverage and a croissant.

Excellent customer service. We arrived late and we were still received graciously. The location is excellent , 5 min walk to Roma Termini. It was very quiet at night and safe to walk at night. The rooms were very spacious , towels clean and every room had a fridge. A bit chilly inside, but we managed. Good wifi, excellent water pressure and very hot. We were provided with complimentary tea ( I recommend more herbal tea and maybe a nice Nespresso machine for the future. We loved being here , I think we were alone in the whole place . We will return for sure . Grazie !

I waited 20 minutes to get checked in, waiting sitting in the stairs, thank God someone came inside and let me in to wait by the door. But its very convenient with 3 min walk from Rome termini.

The air conditioner was not working properly. The breakfast was a joke (only 1 hot drink + 1 croissant from a bar 5 minutes walk away). I wish I could show photos. There were hairs from previous guests, shower head falling apart, night lights everywhere because there are steps on the floor. The property is in an area full of graffiti. Since it is just one of an appointment of a building, the main entry door is locked and no one answered the door until someone leaving so we could go in and tried to locate the unit. Not good, don't go there.
There are steps on the floor so there are light to light them up. So, the room could not be darken at night. I ended up covering them with something so that I could sleep.
The toilet cleaner (brush) left uncleaned, rather gross.
Main entrance is always locked for an obvious reason. We messaged the owner multiple times before / after arriving. Waited outside for a long while until someone coming out so we could sneak in. Searched the unit until we found it on the 4th floor.
One of the windows panels is missing a latch so it could not be shut properly.

If your looking for a place to sleep only and accessibility to Roma Termini, Then is a great choice. But if you’re planning to walk to tourist spots, it’s ideally not the greatest choice. The 30 minute walk to Coluseeum is convenient, but anything further is harsh because of 30 degree sun will drain you.

Nice for the price!

The accommodations were great for the price! There was a mini refrigerator, electric water kettle, coffee and tea bags, tea cups and sugar, hairdryer, and shower gel provided. The hot water was boiling hot in the shower! The AC was wonderful, in fact I was cold at times. The internet worked well. A free, standing breakfast ( you don't get a table unless you pay 3 euros which I did) every morning at a local restaurant a few minutes away which included one small coffee and a pastry. It was close to the bus station which had a wonderful Central restaurant market with many different types of Italian foods ready to eat. It is about 8 minutes from the train station. The mattress was hard. I was a bit stressed when I was checking in because I got lost due to my fault and was running late to catch my tour. The manager remained calm and was very helpful showed me everything and called the taxi for me so that I could make my tour.

We loved staying here! Checking in was a bit tricky but google translate saved the day. Host is very kind. The room was simple but clean. Location is perfect! Train station a block away! Excellent!!

Perfect location.

Great for 1 person or couple who will spend their day all out and economical. Easy to catch the train in Termini and caught the bus back to the airport. The busses are easy to catch at the beginning of the Terminal and go to each atteaction or catch the Greenlight bus or Hop on Bus. Lots of shoppibg retail or food at Termini. Also the trains take you to other destinations.

I didn't like noise heard from other rooms. internet connection wasn't stable, poor continental breakfast small bun and small cup of coffee and you have to go to aner caffe which even not allow to sit there to eat your poor breakfast. To have a sit you need to pay 3 EUR. It would be better to say 'breakfast not included' in description of hotel. Otherwise room was clean and bed was comfortable.

Check in was terrible. I called the person responsible many, many times and never got a response. I was lucky to get in the building because someone else was going in. The area around the property is sketchy, dirty and dangerous. Breakfast is not in the premises. They give you a coupon to go elsewhere. The bar they send you too has nothing to offer but a coffee, premade croissant or a donut.
