In the Flaminio district, on the Lungotevere a short walk from Piazza del Popolo and Villa Borghese, an entire apartment for 8 guests with three double bedrooms, two bathrooms and a private patio. Spacious and bright, it is ideal for families and groups: fully equipped kitchen, washer and dryer, air conditioning, TV and fast Wi-Fi. A well-connected area with a genuine character, with tram 2 and Flaminio metro close by. Check-in with on-site welcome.



The Space:

Bright, spacious entire apartment designed for up to 8 guests. Three double bedrooms, each with a queen bed, plus a comfortable sofa bed in the living room. Two full bathrooms make it easy for larger groups and families to share the space. The highlight is the private patio, an outdoor corner for the exclusive use of guests. The kitchen is fully equipped: oven, hob, dishwasher, microwave, fridge-freezer, kettle and coffee maker, plus a dining table. A washer and dryer are ideal for longer stays. Air conditioning, heating, TV, fast Wi-Fi and a work-friendly corner complete the comfort. Beds are prepared for the number of guests booked; different configurations must be requested in advance. We provide one towel set per person (body + face towel); replacement towels are available after 3 nights of stay.



Guest Access:

Check-in takes place with in-person welcome. It is important to inform us of your arrival time in advance. The welcome is possible when: the online form has been completed with full and correct data and documents uploaded; the city tax has been paid; the apartment is ready. The same conditions apply to early check-in, which must be requested by 18:00 the day before; confirmation is subject to availability. The apartment is on the ground floor, but reaching it requires climbing about 15 steps from the street; please note there is no lift.



The Neighborhood:

The Flaminio district is one of Rome's most pleasant and well-connected areas. A short walk brings you to Piazza del Popolo, the gateway to the historic centre, with the panoramic Pincio terrace and the gardens of Villa Borghese nearby. The neighbourhood is home to the MAXXI museum of contemporary art and the Auditorium Parco della Musica, while the Olympic Stadium is within easy reach. All around you will find traditional trattorias, lively cafés, supermarkets and everyday services, giving the area a genuine, local feel.



Getting Around:

The location is excellent for getting around. Tram line 2 stops a few minutes' walk away and reaches Piazza del Popolo in about five minutes, where you connect to Metro line A (Flaminio station) for Termini, the Vatican and beyond. Buses and taxis are also close at hand. The historic centre is easily reached on foot or with a short ride. The apartment is inside the ZTL (limited traffic zone), so arriving by car requires care; on-street parking is limited. Fiumicino airport is about 30-40 minutes away, Ciampino about 30-45 minutes, depending on traffic.

Early check-in and late check-out are not guaranteed by default. If needed, they must be requested by 18:00 the day before; confirmation is subject to availability.

For stays of at least 10 nights, one free cleaning on request after the first 5 nights. Extra cleanings are available for a fee (same rate applied at booking).

Luggage storage is possible before check-in or after check-out at our office in Via della Madonna dei Monti 24, from 9:00 to 17:30. Free service, availability to be confirmed in advance by contacting us.

When you contact us via WhatsApp, phone or email, please always state the name of the property and the check-in date.

Beds: by default prepared for the minimum number needed for the booked guests. Different configurations must be requested in advance.

Towels: one set per booked guest (body towel + face towel). Replacement towels available after 3 nights of stay.

We communicate in Italian, English, Spanish and French.

The apartment is on the ground floor but about 15 steps from the street lead to the entrance; there is no lift. The patio is private and for the exclusive use of guests.

Surcharge for late arrivals at the on-site welcome check-in: €25 after 21:00, €50 after 24:00, €100 after 2:00.
