Entire and independent accommodation of 250 m2 with a beautiful terrace with jacuzzi and pétanque court. 4 bedrooms, 3 bathrooms. 8 people max (8 adults, 1 baby).
Between lake and mountain for outdoor and aquatic activities (hiking, cycling, swimming, water sports, paragliding, hot air balloon flights, canyoning ...)
The accommodation
Bright and spacious modern house a few steps from the beach of Saint Jorioz, Lake Annecy located in a quiet dead end near supermarkets. The property is also directly on the cycle path that connects Albertville to Annecy and the bus stop for Annecy.
The property is situated in a quiet cul-de-sac just off the cycle path that leads up to Annecy and across the lake - no need to cross the main road. A spa/hot tub and a superb games room including a pool table, air hockey, table football, Playstation 5 and board games. An electric cargo bike and several other bikes for guests to use in adult and child sizes.
Upstairs there are three double bedrooms with en-suite bathrooms with WC and an additional shared bathroom and WC. Two of the bedrooms have 160x200cm beds and one has a 180x200cm bed. One of these double bedrooms has a mezzanine double bed (160x200cm) accessed by a steep wooden staircase which would be suitable for older/younger children or fit adults but not for young children or anyone with mobility issues. Downstairs there is a smaller bedroom with a double sofa bed (140x200cm) which has an en-suite shower and sink and a toilet nearby. We also have 3 single fold-out beds and a cot which can be placed in any room you choose. So in summary there are 4 king size beds in 3 bedrooms upstairs, a double sofa bed and 3 single fold-out beds. There is central air conditioning (quiet) upstairs and electric fans available downstairs.
There is a large dining table with seating for 8 and a fully equipped kitchen including raclette and hot stone. There is also a large outdoor dining table on the terrace.
The lounge has large sliding doors and electric shutters onto the garden which extends around two sides of the house. Garden furniture and a gas barbecue are available.
The house is equipped with ultra high speed fibre optic internet as well as the latest Tri-Band Mesh wifi system to ensure all your devices will have high speed internet access.
Entertainment options include Canal Plus, YouTube, Netflix, Amazon Prime Movies, Sky TV as well as a Playstation 5, pool tables, air hockey, table tennis, table football and board games. There is a spa/hot tub, table tennis and outdoor games and several bicycles for your use in adult and child sizes.
We offer a complementary range of bikes for guest use including a superb electric cargo bike, 6 children's bikes, 2 adult bikes and 2 baby chairs. Please note that guests are responsible for checking that the bikes are safe (working brakes, inflated tyres) and that the baby chairs are secured before use.

The house is for your exclusive use with the exception of two small rooms which we use for personal storage.

The Nordic bath can be used until 22:00 maximum in order to avoid noise pollution and to respect the neighbourhood.

A deposit of €2000 will be requested when you enter the house by bank imprint (no cashing). In case of non-compliance with the house rules we reserve the right to use it.
The maximum capacity allowed throughout the stay is 8 people.
Noise - We expect all our guests to be respectful of our neighbors and not make loud noise in the garden after 10pm in accordance with French laws and standards. This includes talking loudly outside, which disturbs our neighbors' sleep.
Spa Use - Guests will be required to maintain the spa chemicals during their stay. We have a remote chemical monitoring system so we will advise you on how to do this. This is very important to ensure the water remains hygienic. It is important that everyone showers before using the spa for safety and hygiene reasons. There is an outdoor shower next to the spa for this purpose. Please also shower after using the spa, to avoid chlorine damaging our towels. The spa must not be used after 10pm
Bicycles - We provide several bicycles for guests to use. Helmets are available. Safety and theft prevention if you choose to use the bicycles is entirely the responsibility of the guests. Please ensure the tyres are inflated to 4 bar before use to avoid a puncture.
E-Bike - The electric cargo bike has a speed limit of 45 km/h and the motor can be damaged if this limit is exceeded. This means caution is advised if riding down hills.
Guests must leave bikes in a clean and puncture-free condition before departure so that they are ready for our next guests. A repair kit and spare inner tubes are provided as well as a selection of helmets.
