THE HOUSE
Beautiful spacious architect villa (180m²), on one level:
- just 10 minutes without a traffic light from Avignon and easily accessible car parks, and 4 minutes from all amenities (hypercentres, pharmacy, bakeries ...)
- independent on a residential hill (very few neighbors, large grounds not on top of each other) not overlooked and quiet in nature. The house is on a large terraced land, wooded (pines, oaks and other Mediterranean species), decorated with laurels in bloom in summer.
- with modern comfort with a large living room of 70m² including: a double living room (one below and one giving direct access to the terrace, therefore outside and to the swimming pool) and the dining room, all bathed in light thanks to several large windows and window and to a green interior patio.
In the living room, there is a large television screen distributing all the satellite channels.
- the closed kitchen overlooks the dining room and the living room. It is contemporary in style with all the modern equipment needed: oven, microwave, induction hob, extractor hood, dishwasher, washing machine, American fridge and of course the dishes and other utensils needed such as a coffee machine. Nespresso coffee, kettle, robot ... etc ... There is also a small wall-mounted TV.
- a large airy corridor leads to the sleeping area with 3 large bedrooms where all the conditions are met for the comfort of your nights, including a master suite with its independent bathroom (2 sinks, large bath, wc and wardrobe) then 2 others bedrooms with another shared bathroom (double sink, corner bath, wc). Each bedroom has a double bed in 160/200 (quality bedding) and has direct access to the garden through a bay. All the bays of the house which give on the outside are closed by an electric shutter. Cot, high chair on request from the owners.
- in the entrance hall, additional wc with hand basin and cloakroom. This makes a total of 3 wc.
- The house is non-smoking for the well-being of all.

OUTDOORS
 The house is therefore non-smoking but the outside, especially the terrace, lends itself to it, of course paying attention to the very dry nature in summer.
This terrace houses an outdoor lounge and a dining area; outdoor lounge where it is therefore possible to sit comfortably (composed of a sofa, 2 armchairs and coffee tables, all in resin) as well as the outdoor dining area (large round table for 6 people) with sound large barbecue will welcome smokers without problem.
The garden is then offered to you, with its deckchairs to relax or sunbathe. The automatic watering of the lawn will pleasantly refresh the atmosphere. Plant, garden and pool maintenance will be regularly done by the owners for your comfort.

- A few steps above and you will enjoy the owners' swimming pool (5m / 10m), secured by a telescopic shelter which keeps it a pleasant temperature whatever the weather and allows you to enjoy it even by Mistral ... Relax, outdoor shower will be at your disposal; moment of relaxation and well-being to savor after a day of sightseeing!

And, for your peace of mind, your car will park inside the property, therefore safely.

ACTIVITIES

Ideally located between Avignon (only 10 minutes from the city center, 7 minutes from the Ile Piot car park) and Nîmes, at the crossroads of the most beautiful villages and sites in Provence (Isle / Sorgue, Fontaine de Vaucluse, Gordes, Pont du Gard, Uzes ...)

So close to many cultural and leisure sites by:
- its ideal and strategic geographical location: on the border of 5 quickly accessible departments - Vaucluse at 7mn, Gard on site (25mn from Nîmes), Bouches du Rhône at 10mn, Hérault at 45mn as well as Ardèche and only 50 minutes from the sea to spend the day or an evening .....
- near Avignon with its famous bridge, the Palais des Papes, its museums and mansions, its gourmet restaurants and its places where it is good to have a drink, its cruises on the Rhône and of course in July its international festival theater, real immersion in and off
- near Nîmes with its Maison Carrée, or Uzès with its place aux Herbes, famous for its arcades and its picturesque Saturday market
- within reach of all the villages of the Luberon like Gordes, Ménerbes or the Alpilles like Fontvieille, Les Baux de Provence, or, on the Gard side: Castillon, Pont du Gard, Aiguèze ...
- even from the mountain with Mont Ventoux: the giant of Provence 3/4 hour by car which offers beautiful bike or hike rides
- besides, many possibilities for walks or hikes or bike rides from the rental location.

Couple of `` young '' retirees, native of Avignon with a sense of contact and welcome by nature and by training. Residing on site and loving our 2 regions (Provence and Languedoc), we are available to help you with your tourist choices and your questions.
In addition, Guy is keen on history (big and small) and is happy to share his knowledge with you so that you can enjoy it in a friendly and simple way.

The children are gone, we have the time and the place, we like to meet people, so why not make you take advantage of an ideal location to discover Avignon, the region and then relax in peace, away from the hustle and bustle of tourist places .
