Located in West Sedona, you’re just minutes from everything Sedona has to offer—iconic hiking trails, grocery stores, local shops, and top restaurants. Sedona’s famous blue McDonald’s is also nearby, adding a fun and uniquely local touch. • No smoking, vaping, or drugs (inside or outside) — $2,000 fine
• No parties or loud gatherings (quiet hours 9 PM–8 AM)
• Only registered guests allowed — $200 per extra guest per night
• Pets are not allowed
• Follow parking rules (host not responsible for tickets or towing)
• Do not tamper with cameras or safety devices — eviction + damages
• No filming, photography, events, or commercial use without written approval (fees apply)
Liability
Guests assume all risks for accidents, injuries, illness, or lost items
Insects and wildlife are common in the area; while we perform regular pest control, no refunds or liability apply for encounters
Please use appliances, sharp objects, and hot surfaces with care. Children must be supervised at all times
Guest access
The home is built on a slope and has two levels. Guest access is limited to the main living level only, which includes all bedrooms, bathrooms, kitchen, living area, and outdoor deck.
The lower level is not part of the guest space and is strictly off-limits, including:
1. Garage
2. Driveway leading to the garage
3. Stairs from the deck to the garage
4. Stairs from the main floor to the garage
These areas contain mechanical equipment and are restricted for safety reasons. Please do not access them at any time.
