- Hot water Disclaimer: Please note that hot water is provided through a solar-powered system. While we do our best to ensure your comfort, availability may be affected during periods of rainy or overcast weather.
-Please note that there are long-term tenants in a separate apartment beneath the main house. The apartment has its own private entrance, parking, and gated access. There are no shared spaces with the villa.

ADDITIONAL HOUSE RULES:
Welcome to Pelikaan. We are happy to host you and hope you enjoy your stay. To keep the home safe, comfortable, and well-maintained for all guests, please carefully follow the house rules below.

GENERAL HOUSE RULES
• No smoking inside the home. Smoking is also not permitted on the patio while using the patio furniture. Please help protect the outdoor furniture and cushions from smoke, burns, odors, and stains.
• No pets are allowed.
• No parties or loud gatherings.
• Quiet hours are from 10:00 PM to 9:00 AM.
• Please respect the neighbors and the community.
• Please do not move indoor furniture outside.
• Please report any damage, breakage, leak, or maintenance issue immediately to Seyannah Properties.
• Guests are responsible for any damage caused during their stay.

POOL RULES & SAFETY - SWIM AT YOUR OWN RISK
• CAUTION: SWIM AT YOUR OWN RISK. There is no lifeguard on duty. Guests use the pool at their own risk.
• No diving.
• No running around the pool.
• Children must be supervised by an adult at all times. Do not leave children unattended near the pool.
• No glass, bottles, or breakable items in or around the pool. Please use only plastic or pool-safe cups outside.
• If glass or a bottle breaks in or near the pool, the pool may need to be emptied, professionally deep cleaned, and refilled. The guest will be responsible for this cost.
• Please do not use the pool if you are under the influence of alcohol or feeling unwell.

SLIPPERY OUTDOOR AREAS
• The outside lounge area, pool deck, and areas around the pool can become slippery when wet from rain or pool water.
• Please walk carefully and do not run outside. Non-slip shoes or sandals are recommended when the area is wet.

POOL MAINTENANCE
• Please do not be alarmed if you see the pool maintenance team outside during these days. They are there to keep the pool clean, safe, and ready for your enjoyment.

AIR CONDITIONING RULES
• Please help us protect the AC system and conserve electricity.
• Do not run the AC while doors or windows are open. Keep doors closed when the AC is on.
• Turn off the AC when leaving the house. Turn off the AC in rooms that are not being used.
• Running the AC with doors open can cause water leaks, system damage, and very high utility costs.

GARBAGE INSTRUCTIONS
• All garbage must be bagged and brought to the garbage bins of the community.
• Tie all garbage bags securely.
• Do not leave garbage inside the home after check-out.
• Do not leave garbage outside the front door or near the pool.
• Do not leave food waste exposed, as this can attract insects or animals.
• Dispose of garbage regularly during your stay.


SAND & BEACH CLEAN-UP
• Please rinse sand off your feet before entering the home. Use the outside tap at the entrance of the home before coming inside.
• Sand can clog drains, scratch floors, make the home very dirty, and damage showers and plumbing.
• Please also shake out beach towels, beach bags, and shoes before bringing them inside.

FIRST AID KIT & FIRE EXTINGUISHER
• For your safety, the first aid kit and fire extinguisher are located in the kitchen area for easy access.


STOVE / OVEN & BLIND FIRE SAFETY
• Never leave the stove or oven unattended while in use.
• Turn off the stove/oven fully after cooking.
• This is very important to prevent a fire hazard.

OWNER CLOSETS & PRIVATE AREAS
• Please respect all locked closets, storage areas, and private owner spaces.
• These areas are not for guest use.
• Do not attempt to open locked closets, storage rooms, or private cabinets.

BBQ / Grill Rule
• Never move the BBQ indoors or into any enclosed area. Keep the BBQ away from any flammable items.
• Do not leave the BBQ unattended while in use.
• Please check that the gas is properly turned on before use and fully turned off after use.
• If you smell gas, do not light the BBQ. Turn off the gas immediately and contact Seyannah Properties.
• Do not use the BBQ during high winds or unsafe weather conditions.
• Please do not pour oil, grease, or food waste onto the patio, grass, plants, or pool area.
• Use proper BBQ tools and avoid placing hot items directly on tables, counters, railings, or outdoor furniture.
• After use, please allow the BBQ to cool safely before cleaning.
• A BBQ is available for guest use. If used, a US$75 BBQ service fee applies at check-out for grill cleaning, safety check, and refueling/preparation for the next guest.
• Guests may be responsible for any damage caused by improper BBQ use, fire, grease stains, melted items, or failure to turn off the gas.

GAME ROOM RULES
• The game room is for registered guests only.
• Please use the pool table, darts, wet bar, TV, and furniture respectfully.
• No standing, sitting, jumping, or placing heavy items on the pool table.
• Pool sticks, balls, darts, remotes, and game items must remain in the game room.
• Please return all pool balls, cues, darts, and accessories to their proper place after use.
• Children must be supervised by an adult when using the game room, around the darts and pool table.
• Darts must only be thrown at the dartboard. Do not throw darts at walls, furniture, doors, or any other surface.
• Please keep food and drinks away from the pool table and game equipment.
• Please keep noise at a respectful level, especially during quiet hours from 10:00 PM to 9:00 AM.
• Please do not remove any glasses, bar items, remotes, games, or décor from the game room.
• Any broken, damaged, or missing game room items must be reported to Seyannah Properties immediately.
• Guests may be responsible for damage to the pool table, darts, TV, wet bar, furniture, walls, or game equipment caused during their stay.
