THE LOCATION:

Wooded Estates is one of South Bend’s most sought-after neighborhoods—just a single, easy-to-cross street from the Notre Dame campus, making game days and campus visits incredibly convenient. Walk to Notre Dame Stadium, Eddy Street Commons, the Joyce Center, Compton Family Ice Arena, Starbucks, The LineBacker, Trader Joe’s and Martin's Supermarket in 5–20 minutes.

Here's something no other property near Notre Dame can say: this specific house, sitting at the edge of Wooded Estates closest to campus, once had its driveway and yard sold as paid gameday parking by the previous owners — because guests on foot could reach the stadium faster from this front door than from some official parking lots. We've had guests book a White's Field parking pass before arrival, walk out the front door on game day, and realize this house was closer to Notre Dame Stadium than where they'd paid to park. The location speaks for itself.

THE LIVING SPACES:

The open-concept great room features a fully stocked coffee bar (Keurig, drip, bean grinder, whole beans, creamers, and all your coffee needs) with plenty of seating to gather and make memories. The kitchen is fully equipped for real meals — full sets of pots and pans, complete dishware and cutlery for well beyond your group size, a 4-slot toaster, blender, baking dishes, serving trays, and all the essentials. Olive oil, salt, pepper, and basic spices already waiting. This is a kitchen you can actually cook in. A second spacious lower-level living room with plush seating and TV for additional entertaining area or a private oasis.

THE BEDROOMS:

• Master Suite (Main Level): King bed, vanity/makeup station, 2 closets, 32" TV — plus usb charging lamps
• Bedroom 2: Queen bed, closet, 32" TV with Fire Stick
• Bedroom 3: Two sets of twin bunk beds (sleeps 4), closet, 40" Smart TV with Roku
• Lower Level Master Suite: King bed, en suite with heated floors and Carrara marble, 32" TV
• Bonus Lower Level Daybed Space: Full-size daybed, lamp, under-bed storage — a cozy flex space for overflow, accessed through the downstairs living area on the way to the lower-level king suite. Although it's not a traditional bedroom (no window), it's a thoughtful bonus that works.

Every bedroom has a full-size mirror, individual makeup mirror, luggage rack, closet with hangers ready to use, and a clothes hamper.

THE BACKYARD:

String lights illuminate the backyard entertaining area. The backyard is the star with two separate entertaining zones: a deck with cushion seating and a dedicated lower patio with an 8-person dining table. A custom built-in fire pit with pebble landscaping, 8 Adirondack chairs, with plenty of side tables. A kids' swing set and playhouse round out the space. The entire yard is fully fenced—perfect for families and four-legged guests alike. Roast s’mores, share stories, stay out a little too late, and let your dogs run, play, and roam freely.

PET-FRIENDLY DETAILS:

Up to 2 dogs welcome — no weight limit. No cats, please. The fully fenced backyard (with gated side entrance) means your dogs can run freely while you enjoy the fire pit, the dining patio, and the swing set. We provide a poop scooper — please clean up after your pets, that's all we ask. Please bring your own food bowls, crate, or anything else your pup needs. One pet fee applies, included in your booking details.


PARKING:

Two separate driveways accommodate 10+ vehicles — a front driveway and a gated rear driveway that cuts through the back of the property. This gives you the most parking of any property in the area. Game day groups, multi-family reunions — no problem. This specific house, sitting closest to campus within Wooded Estates, historically had its yard used as paid gameday parking by the previous owners. We've had guests discover on arrival that this front door is closer to Notre Dame Stadium than their pre-purchased White's Field parking passes. The location is that good.

LAUNDRY:

Located on the main floor, full laundry supplies provided: detergent, bleach, stain remover, dryer sheets. Ironing board, iron, and handheld steamer available.

Pack and Play travel crib available.

GUEST ACCESS:

Guests will have access to the entire home, backyard patio and children's play set, and 2 driveways. The property can park 10+ vehicles comfortably. As the neighborhood is so close to campus, street parking is not permitted on Notre Dame football game Saturdays, fortunately there is PLENTY of parking on the property.
