North Star Ranch is a charming estate located in the Orange County region of New York on a hill privately secluded, only a 90-minute drive from New York City. The location makes it a perfect gateway for a day trip in the Catskills: the towns of Narrowsburg, Livingston Manor, Bethel Woods, Milford PA and more are all easy drives under 45 minutes. This Zen and delightful 4-bedroom ranch is where you will experience peace and relaxation.
The ranch is an 8-minute drive from the Port Jervis train station. NJ Transit offers a train from Manhattan to Port Jervis; however, we recommend you rent a car if you are visiting from New York City.
Some places to see include, Warwick (Bellvalle Creamery, Warwick Valley Vineyards, Pennings Farm Cidery, and more) and multiple ski resorts (Mt. Peter, Big Bear, Holiday, Mountain Creek), 20 minutes from sweet Milford, PA (lots of antique shops and the restaurants at Hotel Fauchere for nights out) and High Point Park (hiking and lake with lifeguarded beach), and 8 minutes from happening Port Jervis (Cedar Lakes Estate, Fox n' Hare brewery, Foundry42, Twenty Seven Gallery, Delaware River rafting.
As our guest, you will have full, exclusive admittance to the entire ranch and grounds, except for the basement and certain closets in the house that are used for storage. Access the house from the front door with a keypad lock, and enter directly into the open floor plan living room, dining room, and large, fully equipped kitchen.
Additional accommodations include 4 bedrooms and 2 full bathrooms, a sunroom, and a large outdoor deck where you can enjoy a Firepit and BBQ grill. The master suite offers a private deck, full bath, walk-in closet, and double vanity.

Hot Tub – Our hot tub (Chelsee) is designed to hold up to seven adults (7). In this spacious model, you’ll enjoy exclusive stress-melting Fluidix Jets (40), which can be adjusted for high- and low-impact, making it the perfect place to unwind. A variety of specialized seats throughout the are designed to make pain, stress, and tension simply fade away. Each seat is designed to seat captures the feeling of a hands-on massage for your neck and back. The deep-tissue pressure in the Accu-Pressure Seat is designed to banish fatigued muscles, stress, and tension. And a low-profile foot dome relieves foot fatigue for full-body comfort from any seat.

• ON SITE ENTERTAINMENTS —We do not have cable at the ranch, but we have two Fire-stick (guest will need to use their own account to log into the
different features) one in the living room and the other located in master suite as well as a wide collection of board games.
• SMALL CHILDREN—• Guests traveling with children. We want all children to have fun and stay safe. PLEASE DO NOT LEAVE YOUR CHILDREN UNSUPERVISED UNDER ANY CIRCUMSTANCE INSIDE THE HOME, AND/OR IN ANY OF THE OUTDOOR AREAS, INCLUDING BUT NOT LIMITED TO THE GAS FIRE PIT, OR ANYWHERE ON THE PROPERTY DURING YOUR STAY.
• WEATHER—We do not refund cancellations for weather reasons. Please be aware when booking that you could get inclement weather, including storms, snow, wind, etc. In the winter, we highly encourage 4wd, ideally with winter snow tires. Sparrow bush is cold and snowy in the winter - almost guaranteed! You could get stuck with ice and snow - be warned and be flexible! For that reason, you need to be comfortable assuming some weather-related risk before you book.
• KITCHEN— We provide condiments and cooking basics, like salt and pepper and a wide selection of seasonings. We also offer coffee, tea, and sugar. We offer for your use, cleaning supplies.
• PLEASE DO NOT BOOK THIS LISTING—if you are afraid of nature and its creatures. Understand you will be surrounded by thousands of completely untouched acres. If you want to stay here, you must be comfortable with insects and wildlife! We are in the woods and nature and spiders and insects are part of the package. Please understand, that you are likely to come across various critters - anything from fairly large spiders, bears, and deer’s (less likely). Walking out the ranch you may come across our resident chipmunk and will often hear owls and loons at night.
• NO PETS ALLOWED. You will be charged an extra $300 cleaning fee if you break this rule. We want everyone to have an incredible experience that does not include smelling pet pee or having an allergic reaction to pet hair.
• FIREPLACE—Not for guest use.
