The Space:
This stunning and contemporary townhome in the popular 300 Ocean Mile community not only features views of the nearby shimmering blue Gulf water and sugar sand beaches but also offers a sophisticated, modern, and tastefully decorated interior, so you can enjoy being inside as well as outside! 300 Ocean Mile is a 99-unit beachfront community located on the East End near the entrance to St. George Island State Park. This beach vacation home features everything you need for a one-of-a-kind vacation. It offers plenty of privacy, with airy bedrooms with vaulted ceilings (and decks) on separate levels, and an oasis-like main bedroom, balcony, and bath on the top level. The exterior of this home offers under-house concrete covered parking, an outdoor shower, and a community grill. The community pool entrance is just a short walk and there is also easy access to the beach from multiple boardwalks that get you to the beach in about a minute.
Enter and head upstairs to the first level with its open plan living/dining/kitchen area, deck with views, and shared half bath. The living area features wall mounted TV and a comfy couch, which opens into a queen sleeper bed, as well as a loveseat and a wingback chair. A pretty multi-tone blue area rug, curtains, and artwork pull it all together. The electric fireplace offers a nice vibe on chilly evenings. This place is cocktail heaven, with a separate wine cooler and mini-fridge in a dedicated preparation area and glass-fronted cabinets that house essentials including plenty of nice glassware, cocktail shaker, and ice bucket.
The kitchen is a chef's dream, with sparkling stainless steel appliances, a convection stove/oven, beautiful counters, and plenty of nice lighting. Serve your feast at the counter, with three bar stools, or at the round dining table with seating for 6.
Up a short flight of stairs is a windowed landing with a shared full bath and a lovely bedroom with a vaulted ceiling and its own small private balcony. The bath features a beautifully tiled shower and tub, and contemporary decor. Up another short flight of stairs are a laundry area on the landing and the delightful main bedroom with a spacious bed, private balcony, and private bath. Go out on the balcony to breathe in the ocean air and drink in the Gulf views. Or sit inside and read a book on the comfy upholstered chairs. The spa-like private bath features double sinks and custom vanity, as well as a sumptuous tiled shower with a built-in seat. Please be aware there is a $40 registration fee per vehicle that covers your parking pass and wristbands. This fee is collected upon check in at the onsite registration desk that is run by the HOA.

Explore the vibrant neighborhood surrounding our beachfront condo in Panama City Beach! Step directly onto the pristine white sands and enjoy the sun, surf, and stunning views. You're perfectly positioned to witness breathtaking sunrises and sunsets over the Gulf. For entertainment, Pier Park is a short drive away, offering a variety of shops, restaurants, and attractions like Ripley's Believe It or Not and WonderWorks. If the weather isn't cooperating, enjoy indoor fun at Dave & Buster's or catch a movie at the AMC theater, also located at Pier Park. Embrace the 'Fun in the Florida Sun' and create unforgettable memories!
Other Things to Note:
REFRIGERATOR: There may be a 12-hour delay in the cooling process of the fridge when you first arrive and load groceries, so please plan accordingly.
SECURITY: Security is on-site from 5 pm to 5 am nightly.
FRONT DESK: The front desk is open daily from 9:00 am to 4:00 pm CST.
FITNESS CENTER: The fitness center is open from 7 am to 9 pm. Please wear shirts and shoes at all times and wipe down equipment after use. The fitness center is located in the east tower on the Lobby Floor.
COFFEE SHOP: The shop is open from 7 am to 2 pm daily. The shop is located in the West tower on the Lobby level.
POOL: The pool/spa are open from 8 am to 10 pm. No horseplay is allowed.
QUIET TIME: Quiet time is from 10 pm to 8 am. Thank you!
RULES: No smoking or pets are allowed. No emotional support animals are allowed per HOA regulation.
AC: Do not turn the AC below 70 degrees or above 78 degrees to avoid issues. Please also keep balcony doors closed while the AC/heat is on.
RIPTIDE BAR AND GRILL - The poolside grill is open from March to September. Located by the Ground level pool area.
BEACH SERVICES- We are not associated with beach service. Beach service may be complimentary to some units via Splash HOA/Owner(s), Guest must visit the Beach Hut located on the beach for more information regarding if beach service is complimentary for the booked unit or the pricing and availability.
LUGGAGE CARTS- Luggage carts are located on the lobby level of the parking garage; first come first serve.
PARKING: Palm Coast Code Chapter 44-Parking on the street or lawn is prohibited. -Parking in the swales is prohibited between 1:00 AM and 6:00 AM. -Only licensed passenger vehicles, which include an automobile, motorcycle, moped, passenger van, SUV, or pickup truck may be parked in residential zones.-Recreational vehicles may not be used for overnight lodging in any driveway.-No vehicles of any kind may be parked overnight on undeveloped private property.-It is prohibited and unlawful to park or store a utility trailer at any time.-Trailers and recreational vehicles must be stored in an off-site storage area (RV’s, Boats, travel trailers, utility trailers, etc.) No commercial vehicles allowed. THE BEACH: The 'wet sand beach' is not private property, so enjoy sitting, relaxing or building sandcastles on the white sandy beaches. If you dig holes in the sand, please fill in the holes so baby turtles just hatched, don't get trapped in the holes. The 'dry sand dunes' are off limits. It’s considered private property. The sea oats and sand dunes act as a wall to help protect property from storm surges. The dunes are also part of the coastal ecosystem that hosts a wide range of animals. From shoreline birds, beach-nesting birds, sea turtles and dune mice. The survival of these animals is by protecting the sea oats and sand dunes which are very fragile and cannot survive being trampled on.

Is there any food in the vacation home? No. All open food products including salt, pepper, sugar, seasoning and coffee are thrown out after every check-out.
Is there an ice maker on the property? No, every unit has a refrigerator with an ice maker
Is there daily housekeeping service? No.

Is there a church or chapel at the resort? No, the closest church is PCB First Assembly of God. The church is 0.6 miles away and has a Wednesday worship at 7:00 PM with a complimentary dinner from 6:00 PM - 6:40 PM Sunday worship 10:30 AM
What time is check in? Your check-in will be promptly at 4 PM.
Is there entertainment close by? Yes, Pier Park (Panama City Beach), an outdoor mall with plenty of places to choose to Eat, Drink, Shop & with Entertainment that includes a fishing pier, Dave & Busters and the SkyWheel ferris wheel.
CELL PHONE RECEPTION: Your vacation is in paradise. Long stretches of pristine beaches made up of the brightest of white sands. Refreshing and relaxing. Unfortunately, this beauty limits the amount of cell phone towers in the area. The coverage is marginal with one or two bars and even worse when the network is over capacity with thousands of visitors in town.
Interaction with Guests:
ARRIVAL: Check-in starts at 4 PM CST and is guaranteed by 6 PM. You may check into your condo using the code in the check-in email. You will need to register with the Splash Gift Shop. The hours of operation are from 8 am to 4 pm daily. Parking passes must be displayed on your vehicle and wristbands must be worn in order to use on-site amenities. If you are checking in after the desk is closed, you will need to stop by the following day to retrieve the materials. You may still use the amenities if you arrive after hours.
