The Carriage House at Tropical Panorama is the perfect option for those looking for a cozy and private studio rental within a 5-minute walk of Cruz Bay’s bars and restaurants or as an additional accommodation enabling the booking of a larger party at the Cruz Bay Villa known as Tropical Panorama. Positioned on the second floor above Tropical Panorama Estate garage, the Carriage House is 700 sq ft and offers a seating area that turns into a bedroom with a king-size murphy bed and the couch into a queen bed, along with an open dining area, a full kitchen, a bathroom, and a washer and dryer. The well-appointed seating area offers a 70" Samsung 4K HD TV with HD YouTube TV/DVR service, a multi-point seamless Wi-Fi system accessing a STARLINK high-speed internet connection. The inclusion of a sofa bed in the seating area allows accommodation for a second couple or guests traveling with children. The kitchen is fully equipped for all your culinary needs (dishes, glassware, utensils, pots, pans, blender, toaster) and includes a full-size refrigerator, an electric range and oven, a microwave, a dishwasher, and a Keurig coffee maker.
The Carriage House is cooled by dehumidified air conditioning that you control or simply open the sliding glass doors and allow the tropical breezes to enter. The sliding doors open to a small, private balcony with barstool seating and a full-length countertop, allowing amazing sunset-over-the-water views from your private bar or the ambiance of a breathtaking tropical ocean view as you start your day with your morning coffee.
The Carriage House offers an incredibly prime location – a short walk down the hill to Cruz Bay restaurants, bars, and shops (and only 0.4 mile walk to the ferry). Perhaps more importantly, you only need to walk home after visiting the many famous Cruz Bay bars. There is no need for a taxi, as you are right next to where all the action is happening, but far enough away that you do not have to be around the action when you want peace and privacy.
Pool passes are typically available for purchase next door at The Saint resort.

It is walkable to Cruz Bay town, including Wharfside village, Mongoose Junction, and all the restaurants and bars in town. Beach Bar Woody's etc.

2. People other than those in the Rental Party set forth above may not be present on the property without the Owner’s Written Permission. Any other person in the property is the sole responsibility of Guest who will be responsible for penalties called out within the Lease.
3. Homeowner may enter the premises at all reasonable times in order to inspect the property or make repairs.
4. The property known as The Carriage House at Tropical Panorama is privately owned; Homeowner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. Homeowner is not responsible for the loss of personal belongings or valuables of any member of the Rental Party. By accepting this reservation, it is agreed that all members of the Rental Party are expressly assuming the risk of any harm arising from their use of the premises as well as the use of others whom they invite to use the premises or visit the property.
5. Keep the property and all furnishings in good order.
6. Only use appliances for their intended uses.
7. Pets are NOT allowed.
8. Parking: Parking is limited to one vehicle, to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
9. Housekeeping: There is no daily housekeeping service. While linens, bath towels, and beach towels are provided, daily maid service is not included in the rental rate. Do not remove linens or bath towels from the property. Beach towels are provided for use of guests and may be removed from the Premises for their use on or about St. John, USVI. However, all beach towels must be returned to The Carriage House at Tropical Panorama prior to the Check-out Date.
10. Wild Life: Do not place food outside and leave it unattended as it will attract not only ants and small reptiles, but possibly also black birds. Do not be surprised if the local iguanas walk about the yard or even come up into the stairwell to seek food. Similarly, the neighbor’s cats, peacocks or chickens may roam about the yard or rock garden. Please, do not feed the wildlife or any other animals. Do not leave exterior doors open, as animals will enter the stairwell, the garage, and the Carriage House.
11. Pool: Unless you are a member of the party booking the Villa known as Tropical Panorama, the pool on the other side of the Estate wall is NOT AVAILABLE for your use. Parents ¬– Given the open accessibility of the pool on the property, please do not leave young children unattended for even a short period of time while at The Carriage House at Tropical Panorama. Pool Passes are typically available for purchase next door at The Saint Day Spa
12. Balcony: Under no circumstances should anyone stand or sit on the balcony countertop. Parents ¬– Please be attentive because there is no fence or barrier to prevent children from opening the sliding door and entering the balcony. Do not allow children to climb from the barstools onto the balcony countertop.
13. Water and Septic: The property utilizes a well, a cistern with a pump, and a septic system.
