Rooms were renovated and on the water. The staff was accommodating and there was a restaurant and a tiki bar on the premises. It was at the end of the Main Street of Dunedin so the town was so walkable.

Traveling with a puppy, discovered that “grass” was hard to find near my room. Room was old but nicely updated. Mattress should have been turned years ago. Location is the key to this place, as it is ideal for visiting Dunedin without needing a car.

I visited with mom and a friend and we loved this hotel! The two views were both fabulous and we could hear the music from the restaurant one night. Beds were comfy and breakfast was great! The coffee machine is fabulous! Very friendly staff!

Breakfast was varied and decent, even the omelettes. More than adequate. Didnt use hot tub. Staff friendly. Didnt request any extras. Room was clean. Beds bumpy-need new mattresses. Overall fairly worn hotel that needs updating but great location.
