Parking was very easy and convenient. Water was offered, and gladly accepted. The location was perfect, easy to walk all about town. Breakfast was a bit of a stretch. With so many local bakeries close by, they should capitalize on that... the coffee was just luke warm... But everyone was fantastic and we did walk to breakfast later.

We stayed here for 4 nights in March 2026. The location is absolutely fantastic - steps away from beautiful downtown Dunedin. The staff were friendly and helpful, the rooms are clean, modern and spacious. We’ve stayed in several places around Dunedin and this was definitely my favourite thus far. Keep up the great work!

Room was great, hot water takes at least five minutes to get warm,but great after. Room was very noisy from occupant above sounded like the were moving furniture till eleven both nights of my stay.
