THE HIGHLIGHTS:

3rd-Story Viewing Balcony: Experience breathtaking, panoramic mountain views from our highest vantage point. It is the perfect spot for morning coffee or star-gazing over the peaks.
Large Covered Porch: Enjoy the fresh Maine air rain or shine. The expansive covered porch offers a great space to relax outdoors and provides a protected area to safely store your outdoor recreation gear. Great place to sip your morning coffee or gather around the gas fireplace for a nice relaxing evening.
BEDROOM & FLOOR LAYOUT:
Our spacious cabin features plenty of privacy across two distinct levels. (the bottom basement level is not accessible to renters) This cabin comfortably sleeps up to 12 guests:
Top Level :
Features access to the private viewing balcony and elevated relaxing space with stunning window views. This is also where the massage chair is located. Perfect relaxing environment. Please supervise children with this high 3 story balcony.
The loft bedroom:
large enough to sleep 8 people. Four comfortable double beds are available with a center area rug for where the children can play board games. In the hot months, be cautious of the window air conditioner with little children.
Main Level bedrooms:
Master bedroom has room for 2. This room has a double bed and a sliding door to access the outside.
Guest bedroom has a double bed for 2 and includes a desk.
THE HEART OF THE HOME/ MAIN LEVEL:
Featuring an open-concept living area, a fully equipped kitchen for group meals, dining space, bedrooms, bathroom, and access to the outdoor deck.
KITCHEN:
Fully stocked with cooking utensils and cookware and the convenience of a keurig coffee maker.
BEDROOMS:
Additional quiet sleeping quarters are located on this same floor. The master bedroom includes a private sliding door to the outside and room darkening shades. The guest bedroom has a double bed with darkening shades and a desk if needed.
BATHROOM CONFIGURATION:
The cabin features 2 full bathrooms conveniently located to service all floors. To ensure a comfortable stay for groups of 12, we provide plenty of high-quality towels, hot water, basic soap and shampoo, and hair dryers. We recommend groups coordinate morning routines to make the most of the layout!
PARKING & ACCESSIBILITY:The property features a large, flat driveway with ample space to easily park multiple vehicles, trucks, ATV trailers and more.
Guest Access:
Guests have full, exclusive access to the entire home, deck, and yard, except the basement area. Self-check-in via a secure lock code provided on your arrival day.
The property line facing the mountain is the apple tree and rock to your right, the road/ driveway to your left, and directly behind the cabin.

You don’t have to travel far for essentials or local fun. Located under a mile from the cabin door, you will find:
1. Flagstaff Lake Boat Landing: Quickly launch your boat, kayaks, or paddleboards onto Maine's majestic fourth-largest lake.
2. ATV & Snowmobile Trail Access: Head out about 1 mile to Flagstaff General Store. You can park and unload right across the street and jump onto the local trail systems directly from that location.
3. Gas Station & Grocery Store:
Keep your vehicles, and kitchen easily fueled and stocked.
FLAGSTAFF GENERAL STORE ( in town) provides the gas and basics and a bite to eat as well.
FOTTERS MARKET AND HARDWARE( in town)
Get the common groceries, even sandwiches too!
PINES MARKET( 10 MIN AWAY) also has gas and many enjoy the top room of souveniers and other items.

GOLFING:
One of the top golfing locations. Golfing at Sugarloaf Golf Club in Carrabassett Valley is widely considered a true bucket-list experience for anyone playing in New England. It routinely ranks as one of the top 5 courses in Maine.
Within 35 min drive:
You can drive down what we call Moose Alley on Route 16 to check for moose on the side of the roads, mostly at dusk. This road leads you to beautiful Rangeley. Many tourists visit this area. It contains restaurants, bowling alley, and other shops.
Height of the Land:
Another popular tourist area to see views of the mountains. This is beyond Rangeley. Please google for more info.
Quill Hill:
Privately maintained treasure where you drive a 4 mile dirt road to a 2848 foot peak for an incredible 360 degree view.
Canadian Border:
About 30 min to 45 mins to hit the border. Another 15/20 mins you will reach into Canada around the scenic Lac-Megantic. Will need your passports/pass card so be sure to find out those details first.
Important: Keep a full tank of gas in case you take those back roads or trip to Canada.

To ensure a safe, clean, and comfortable stay for everyone, please review and agree to our house rules before booking:
Age to rent:
MUST BE AT LEAST 25+ TO RENT.
Maximum Occupancy:
The maximum occupancy is strictly limited to 12 guests at all times. Unregistered overnight guests are not permitted.
Care of cabin:
Please be respectful of the cabin. Fees will be expected if any damage is done. No climbing on the railings, hanging from the beam, sitting on the porch or balcony railings etc. It is common courtesy to treat it with care.
No Smoking or Vaping:
This is a 100% smoke-free and vape-free home. Smoking of any kind is strictly prohibited inside the cabin, on the 3rd-story balcony, and on the covered porch. Violations will result in a $500 deep-cleaning fee and potential cancellation of your stay.
Quiet Hours & Neighbors:
Quiet hours are from 10:00 PM to 7:00 AM. Please respect our local Eustis neighbors. Sound carries easily in the mountain air—keep outdoor music and voices at a respectful volume in the evenings on the porch and balcony. It is expected that music and excessive loud noise is also kept to a minimum during the day as well. Great for you to hear, but not loud enough for the neighbors to hear.
The neighbors pets are harmless and need to be treated with respect. They may visit the property. You can kindly ask them to go home.
Main driveway:
This driveway is utilized by our neighbors as well. Please be respectful and obtain a slow speed. There are children and pets.
Pets:
Although it stated no pets, I will welcome small well behaved dogs with prior approval. The inside stairs are made out of hardwood and can be damaged from large dogs. Please understand if any damage is done, an extra fee will be expected.
Water Well:
The well in the back yard has a cover. Please do not open the cover or allow children to play on or near it. This is a unique part of this property from early 1900's.
Apple trees:
The apple trees on our property are very old. Please do not climb on them.
Recreation vehicles:
Do not use atv's etc on the property. Please utilize the trails in town. MUST PARK TRAILER IN TOWN, CANNOT RIDE THE ROADS TO GET THERE.
The basement is off limits to guests.
