Located in a quiet street with local parks and walking trails at your doorstep, a patrolled swimming beach 10 minutes drive, this 4-bedroom home with a pool offers lots of opportunities to explore the Sunshine Coast. Yet this tropical garden retreat has a distinctively relaxed feel, and modern comforts, making it hard to leave! Accommodation The home has an open-plan modern kitchen, lounge, and dining, opening to a lush undercover patio, adjacent to the inground pool. The heated pool is set to a pleasant 30 degrees. Comprising of 4 bedrooms, accommodating 8 people in comfort. The dining table seats 6 people comfortably, plus bar stools can accommodate 2 people on the kitchen bench. Master bedroom with King Bed and private ensuite and 55" Smart TV, Fan and Airconditioning 2nd and 3rd bedrooms have Queen beds, linens towels, fans and aircinditioning. The 4th bedroom has 2 King Singles, all with linens, fans and Airconditioning. The home features casual interior furnishings and 2 living areas. A boutique hotel-style formal lounge leading to a light-filled dining room with an open-plan modern kitchen. Leather chairs and bar stools in the dining room and kitchen. 65" Smart TV, and soundbar in the family room which overlooks the inviting pool. A second television is in the master bedroom. All televisions are free-to-air and internet-enabled. Free Unlimited WIFI. Timber floorboards in the main areas and carpets throughout the bedrooms nad tiled bathrooms. The front yard is a tropical paradise, very private and lush, the tropical plants and hedging continue to the rear of the property. You have complete privacy. Also platters, bowls, etc. The pantry also has a first aid kit, mosquito coils, fly spray, and insect repellent. Sunscreen and aftersun care. It also has a fire blanket and fire extinguisher. Glasses, plates, pots, pans, etc. are in the drawers in the kitchen. Wine and champagne glasses are in the cupboard above the microwave. Plastic glasses for the pool area are in the cupboard above the coffee machine. Placemats are in the drawers in the dining room sideboard. Teatowels in the bottom draw of the kitchen cultery draws. A books and games are in the tall brown unit in the formal lounge/study area. Hairdryers and extra toilet paper in the bathroom drawers. There are cleaning products under the sink and a cleaning supplies cupboard in the hallway. This has a broom, vacuum cleaner, and sanitizing wipes for guest use. SALTWATER POOL The pool is heated to 30 degrees and is saltwater chlorinated. It is on a timer for filtration and sanitizing. It requires no intervention or maintenance by the guest. Simply enjoy! Please Note: In winter the pool may not reach 30 degrees if the overnight temps are in single digits. In winter the pool's water temperature may only reach 26 degrees, which is still pleasant. In the cooler months we provide a pool blanket on a roller and we recommend guest cover the pool at night if they want a warm pool to the swim in the next day. GARDEN The garden contains sub-tropical and tropical plants, many with a beauitful scent and palms. The patio has a BBQ , outdoor lounge and small dining setting and is a beautifully relaxing place surrounded by the tropical garden and adjacent to the inground pool. The entire property is available only to guests. This is our private holiday home and we keep it decluttered of personal items. The pool, garden, and home are completely private. We do not live on the property. We have a security camera that monitors the driveway to keep guests and the property safe. The home is situated on a corner with an elevated aspect. The accommodation has no overlooking. The large hedge and lush tropical gardens create complete privacy. There is parking on the steep driveway and in the double garage. Also off-street parking in parking bays a short distance from the home. The local walking trails, golf courses, and bike trails are all close. Peregian beach is a safe patrolled beach only a 10-minute drive. Peregian Beach and Village is a lovely relaxed location with shops, a great local pub, cafes, restaurants, and bakeries. For convenience, there is the Peregian Springs shopping center, with a Coles supermarket, a butcher, bakery, bottle shop, medical center, and other services all listed in the Lush guest manual. The Lush Tropical Retreat house guide also has a list of restaurants, eateries, takeaways, cafes, and surf clubs in Peregian Beach, Sunshine Beach, and Noosa. It is highly recommended to hire a car during your stay. We are available anytime via phone or text. We have a property manager if you require in-person assistance. Peregian Springs is a well-planned community with local shopping, a golf course, walking and running trails with native wildlife at your doorstep, and established lush tropical environs. Local shopping at Peregian Springs Center with Coles, a Pharmacy, casual restaurants, takeaways, and cafes. A lovely patrolled beach at Peregian Beach, a 10 min drive from Lush Tropical Retreat with a large variety of cafes, great restaurants, a fabulous pub with live music, and specialty shopping. A true village feel. The newly refurbished Sunshine Beach Surf Lifesaving club with sea views and an award-winning restaurant is a great spot for lunch or dinner. Coolum Beach with a dedicated off-leash dog beach, patrolled beaches, and great cafes and restaurants only 15 min drive. Famous Hastings St, Noosa is only a 20-minute drive, and the Noosa Surf Life Saving Club with sea views is situated on the famous Noosa Beach foreshore. On-site parking and free off-street parking. You will need a car so that you can explore all that the Sunshine Coast has to offer. The number of guests staying must be included in the booking. Please note a booking for 2 people is for the master bedroom and one other bedroom you require when making your booking. Un-booked bedrooms may be locked. We offer a small dedicated workspace for remote workers and free WIFI. Please note: We do not accept unsupervised teenagers or young adults under 26 years of age. The soft furnishings and amenities are not suitable for large groups and parties. This is not negotiable. Quiet time after 9 pm. We have an extensive Local Guide Book and House Manual which we have curated for our guests. Please Note: We do not allow large dogs, fur dogs, cats, or other pets. We do allow up to 2 small to medium hair dogs under 15 kgs approx. Dogs must be included in the booking. A $150 pet fee applies. Dogs need to be house-trained, have their own bedding, and be respectful of our furniture and neighbours. Constantly barking dogs are not acceptable. We have a doggy door for your pooch and a secure garden. General Area Info: The Sunshine Coast is famous for its mild climate. It has an average annual temperature of 25 degrees Celcius (77 degrees Fahrenheit). During El Nina winter it has been a little cooler and a lot wetter than in previous years, a daily high of low 20s can be expected in Winter, and warmer in much warmer in Spring, and Autumn. The summer temperatures range into the high 20s, upto mid 30s celsius. During winter the days are cool to mild and evenings can be quite cool and some warm clothing is required. During summer it can be very hot and humidity can be high. It is recommended to keep hydrated. Our accommodation has filtered water via the kitchen tap for your convenience. The seawater at the local beaches' has temperature ranges from 19 degrees in winter to 24 degrees in summer. The property has a heated saltwater pool, with a year-round temperature of 30 degrees. In winter the pool may not reach 30 degrees if the overnight temperatures are single digits. We provide a pool blanket on a roller in the cooler months to ensure the pool water is pleasant 26-29 degrees during the day. Beach Safety Enjoy the Sunshine Coasts' beautiful beaches safely - swim between the flags on patrolled beaches and follow the instructions and advice of the surf lifesavers on duty. Red and yellow flags are used to indicate the safest patrolled swimming areas. Sun Safety When out and about, it is recommended to cover up and protect yourself against the damaging effects of the sun. If you need to top up your sunscreen on the beach ask the friendly surf lifesavers at patrolled beaches.
