We booked hotel a last day of our 3 person 12 day Japan trip due to proximity to Shinagawa and price. Reasonable 3 block from train station. First impression was room was little bigger than capsule hotel with airplane bathroom, but was surprisingly efficient, clean and cozy. 7-11 nearly across the street and Matsunoya restaurant made for a nice late night meal. Area safe (police station on same block) and not as touristy. Picked up extra pillow from rack in lobby and had restful sleep with wife on bottom bed while teen son snoozed on bunk bed. Room darkening shade and comfy bed had us miss anticipated included breakfast and shower layout was surprisingly functional.

The check in process was long due to partly being a self check in kiosk with staff assistance. There were a couple open kiosk, but the staff made people in line wait until there was a staff member available while there were a couple people who were able to sneak up to the kiosk themselves without assistance to self check in. The walls were thin, so you can hear people walk/talk in the hallways. We got a small and old room, with a tiny window that has no view. Only plus was that it was a close walk to tokyo metropolitan government building, so we saw the light show at night. This hotel needs a renovation and its located in an old shopping plaza with family mart and restaurants. The restaurant we ate at out of convenience was not good.

Great stay with that price. Walk to station 10,12 minutes. There is convenient store between hotel and station. It's hard to get on top of bunk bed because very close to wall. No place to store luggage but on the wall there is hanger

Terrible unpleasant checkin experience with a lady staff at the hotel. Room was too small that there was barely any space to move around with our suitcases. The hotel was somewhat distanced from a train station, so it was little tough to walk with big suitcases. Breakfast was fine but foods were not refilled and empty when we were there at 8:30 ish in the morning. Bath was small and very crowded, so waited 1 hour to get in.
