The rooftop is yours alone: swimming pool, outdoor kitchen, bar, dining and lounge, open to the sunset. Because the bedroom floor sits below the rooftop, one half of the group can turn in early while the other stays up, and nobody has to negotiate.

The Space:

The rooftop

Private swimming pool, full outdoor kitchen, bar, dining table and lounge seating, open to the sky and the sunset. It becomes the meeting point of the whole stay.



Getting in and around the house

The penthouse spans several levels and is reached by stairs - there is no elevator. Please consider this if anyone traveling with you has difficulty with stairs.



Dining downstairs

The ground floor of the building is Mamazul Tulum Mezcalería, our own restaurant - open 12:00-23:00, kitchen until 22:30, with more than 400 mezcales. One flight down for dinner, and guests get 10% off plus a welcome mezcalita. In high season the evenings there are lively.



Who's hosting you

Mamazul isn't a management company you'll never meet - the restaurant downstairs is ours, and it's been part of this neighborhood for years. From November 15 to April 15 we also run our own beach club, Mamazul on the Beach: 10% off food and drinks, and you arrive as the owners' guests rather than as walk-ins. Season dates can shift slightly; write to us and we'll confirm what's open for your dates.



Guest Access:

The penthouse is located within a pedestrian zone. Street parking is available very close to the entrance, followed by a short walk to the building access gate where self check-in is available via lockbox.

Detailed arrival instructions are shared before check-in to ensure a smooth arrival experience.

Within the building, the ground level hosts Mamazul Tulum Restaurant Mezcalería, upper levels host the bedrooms, and the rooftop level contains the kitchen, terrace, and private pool.



The Neighborhood:

The penthouse is located in Aldea Zama, widely considered Tulum’s safest and most desirable residential neighborhood.

The property sits in a pedestrian-only area, creating a quiet and relaxed environment away from traffic while still offering convenient access to both the beach zone and downtown Tulum.

Guests enjoy safe walking and cycling routes as well as proximity to restaurants, cafés, shops, and essential services. The area benefits from 24/7 private security, providing added peace of mind.



Getting Around:

Transportation in Tulum is flexible and convenient. Taxis are widely available, and rides can also be arranged through the Eiby Taxi app, known for reliable service and transparent pricing.

Guests who prefer independent mobility can receive assistance arranging car, scooter, or bicycle rentals to explore beaches, cenotes, and nearby attractions.

Private transportation services can also be arranged for airport transfers or visits to beach clubs and restaurants, providing a convenient option for guests who prefer not to drive.



Other Things to Note:

Guests have access to a padel court, available free of charge during their stay.



We also offer a variety of extra services with additional cost, including:

private chef, doctor on call, massage therapy, grocery shopping before arrival, yoga classes, cooking classes, mezcal tastings, bartender service, special decorations, birthday cakes, and more.

A concierge welcomes you on arrival, introduces the home and helps with anything you need right away.



Throughout the stay our team stays available by message or phone and can arrange groceries before you arrive, private chefs and in-home dining, bartenders, mezcal tastings, spa treatments, yoga sessions, guided tours and transportation.



We can also coordinate celebrations, special dinners, photographers and curated experiences for birthdays or family gatherings. Laundry and other personalized arrangements can be organized as needed.



Guests also have 10% off food and drinks at Mamazul Tulum Mezcalería downstairs, and at Mamazul on the Beach, our own beach club, which is seasonal and open from November 15 to April 15.
