NEED TO KNOW:

Electricity is included in short-term stays (<28 nights) but not included for long-term rentals of 28 nights or more. In this case, you pay for what you consume based on a $6 MXN (pesos) fee per KW. Should your stay be 28 nights or more, we will collect a security deposit before check-in.

Please be advised that there is still ongoing construction right in front of the apartment as the last tower is being finished so please expect some slight noise between Monday and Saturday. We will do our best to ensure that your entire stay with us will be comfortable and enjoyable and for excessive noise we can apply a partial refund to be processed after checkout.

In order to clarify the terms of the reservation we would like to invite all our guests to read our house rules before booking. Should you have any questions, please reach out to us. We will be glad to help.

Please note that a fully refundable security deposit in the amount of 250 USD will be collected before checkin, which will be refunded after checkout.
HOUSE RULES

• Check-in with our hosts is anytime from 4pm onwards. We will send you detailed self check-in instructions.
• Check-out is by 11 AM.
• Late Check-out fee from 11 am until 1p.m: $40 extra.
• Late Check-out fee after 1p.m: As an offsetting measure, the day’s base rate will be charged without discounts.
• Travelers must be at least 21 years of age or older to book.
• No smoking of any kind is allowed on the premises. Smoking tobacco, cannabis, or the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $300 penalty.
• No parties or events are permitted, illegal activity is prohibited, and excessive noise won`t be tolerated. No loud music is allowed after 10 pm.
• No more guests than those listed in your reservation are allowed.
• Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.
• Renters may be required to provide a government ID on the day of checking in or during your stay.
• Please avoid moving furniture.
• Pets are welcome in our home for an additional cleaning fee.
• If you need a cleaning service during your stay, it has an extra cost – Please let us know in advance. This service does not include changing the bed linens or towels. If you would like to add this service, additional fees will apply.
• Pool and common area regulations and opening hours have to be respected. The use of musical devices in common areas is prohibited. No glasses, or bottles are allowed in the pool.
• We ask that you please adhere to the rules of the condo complex during your stay. You’ll be required to acknowledge and sign upon arrival.
• Guests will be requested to sign a Rental Agreement upon booking confirmation.
• Security Deposit: A security deposit may be required prior to arrival or at check-in subject to the length of stay 28 nights or more.
• Noise: Tulum is a high-growth area with a great deal of real estate development and you may hear construction noise during daytime hours, Monday through Saturday.
