## Space
This charming 45 m² air-conditioned villa has been designed to provide comfort and conviviality throughout the year. It features a spacious and bright living area, including a welcoming lounge with a sofa and television, as well as a cozy dining area, perfect for gathering with family or friends.
The brand-new, fully equipped kitchen allows you to cook just like at home. It includes: a dishwasher, washing machine, Dolce Gusto coffee machine, kettle, toaster, refrigerator, oven, microwave, and all the necessary cooking utensils.
On the ground floor, you will also find a bathroom with a shower, washbasin, and toilet. The washing machine is discreetly installed under the staircase for added convenience.
Sleeping arrangements
The villa offers two comfortable bedrooms:
One air-conditioned ground-floor bedroom with a double bed (140 × 190 cm) and a single bed (90 × 190 cm).
One air-conditioned upstairs bedroom with a double bed (160 × 200 cm).
The entire house is air-conditioned, and each bedroom has its own independent air-conditioning unit, ensuring optimal comfort in every season.
Outside, you can enjoy a large sunny terrace equipped with an awning, garden furniture, and a large charcoal barbecue, perfect for outdoor dining and relaxing under the Mediterranean sun.
The property includes one parking space within the residence. Free public parking is also available nearby if needed.
The beach and the shopping avenue are within walking distance, allowing you to make the most of your stay without needing a car.
👉 Upon arrival, the RIBOLEYS concierge team provides a welcome kit including tea towels and microfiber cloths, a brand-new sponge, dishwasher tablets, dishwashing liquid, garbage bags, and a bath mat, so you can settle in comfortably from the moment you arrive.
👉 The RIBOLEYS team will welcome you directly at the property for key handover and will remain available and reachable throughout your stay.
👉 A baby kit (high chair and travel cot) is available to rent as an optional extra, ideal for travelling light with a young child.
## Access
The property includes one parking space within the secure gated residence "Les Ondines". For additional vehicles, free parking is available directly opposite the residence.

Vias offers visitors 5 km of fine sandy beaches, traditional markets with a warm atmosphere, and preserved natural areas that can be explored through pleasant discovery trails, making it an ideal destination for holidays in Occitania.

The town of Vias has plenty to offer, including a visit to the André Malraux Art Gallery, a stroll along the Canal du Midi, wandering through the streets of Vias and along the seafront, enjoying a day at Europark, renting bicycles, or cycling along sections of the famous Canal du Midi and the Mediterranean coastline.
The various beaches of Vias are easily accessible via cycle paths (2.5 km) or by car, with parking available on site. Numerous water sports are available, including scuba diving, sailing, jet skiing, paddleboarding, kitesurfing, wakeboarding, and sea kayaking.
The property is located close to numerous restaurants, bars, and shops.

The house is located within a private and secure residence. The residence is fully enclosed, quiet, and family-friendly.
## Transit
By train: Vias railway station is located 1 km from the historic center of Vias. For travelers arriving via Agde, a larger station serving both regional TER and high-speed TGV trains is available just 5 km from Vias town center.
By plane: Béziers Cap d’Agde Airport provides convenient access to Vias and is located only 5 km from the town center.
By bus: The Hérault Transport network connects Vias with various towns throughout the Hérault department.
## Notes
During July and August, the property is only available for weekly rentals from Saturday to Saturday.
A €300 security deposit will be required upon arrival.
Guests must bring their own bed linen and towels.
Bed linen and towel kits can be rented for €10 per person.
A baby kit (high chair and travel cot) can be rented as an optional extra.
Outside July and August, end-of-stay cleaning is optional.
If desired, we can provide this service for a flat fee of €84 including VAT.
End-of-stay cleaning is mandatory during July and August.
Cleaning fees must be paid on arrival if they are not included in the reservation.
Groups of young people are not accepted.
Pets are not allowed in this property.
