Wake up to snow-capped peaks framed in your window.
This brand new, self-contained studio which sits in a quiet residential street just a short drive from Wanaka`s lakefront, cafés, and walking tracks.

Inside you`ll find a comfortable king bed dressed in quality linen, a wall-mounted TV, and a Fujitsu heat pump to keep things cosy year-round.

The compact kitchenette has a Nespresso machine, microwave, kettle, and fridge, with a small dining table for two alongside.

The sliding doors open onto a private covered terrace with a bistro table and chairs, sheltered by hedging and with glimpses of the surrounding mountains. It`s a nice spot to sit with a morning coffee before heading out to explore.

The ensuite bathroom has a rain shower, heated towel rail, and toiletries. There is a small allocated parking spot next to the entrance of the studio.
OUR STRICT HOUSE RULES

No loud noise outside after 10:00 pm
As we are situated in a residential area, we kindly request that you refrain from creating any disruptive noise after 10:00 pm. Our neighbours have been informed to notify us of any excessive noise disturbances. If you anticipate difficulty adhering to this rule, we kindly ask that you reconsider booking with us.

Minimum age requirement
Guests must be 25 years or older to book this property. The primary guest making the reservation must be staying at the property for the full duration of the booking and may be asked to provide valid identification for verification purposes.

No parties without prior approval
Any gatherings or events require prior approval. Unauthorised parties will result in the immediate cancellation of your reservation with no refund. Please note there may be an additional fee for hosting extra guests if approval has been granted.

Checkout is at 10:00 am
We kindly request that you check out by 10:00 am on the day of departure. If you require a late checkout, please submit your request at least 24 hours in advance. Late checkouts are strictly subject to availability.

No smoking inside the property
Smoking, including the use of any recreational drugs, is strictly prohibited anywhere inside the property.

Shoes
This is a strictly no-shoes house. Please remove all footwear before entering the property.

Garage
The garage is not available for guest use. The driveway provides ample parking space for vehicles, boats, and trailers.

Leave the property in a reasonable state
We expect the property to be left in a clean and tidy condition upon departure. Any additional cleaning required beyond standard procedures will be charged at $60 per hour. Please promptly report any damages, spills, or stains during your stay. Where necessary, guests will be responsible for replacement or professional cleaning costs.

Board Games (if applicable)
We love that guests enjoy the games provided, however please ensure all games are returned to their original boxes before departure. Reassembling games can be time-consuming, and a $60 fee will apply if our cleaner is required to do this.

BBQ cleaning
The BBQ and all utensils must be thoroughly cleaned after each use. Failure to do so will result in a $100 cleaning charge.

Breakages and loss
Please treat and respect our property as if it were your own. If anything is damaged, broken, or lost during your stay, please either arrange for replacement/repair or notify the Property Manager immediately so arrangements can be made.

Bathroom
Please do not use the toilet for disposal of sanitary products, tampons, nappies, wipes, or any other unsuitable items, as this may cause plumbing blockages that cannot be quickly resolved.
Please always turn on the light/extractor fan when using the shower to ensure adequate ventilation.

Carpet stains and furniture damage
If professional cleaning is required due to stains or spills on carpets, rugs, or furniture (including coffee, wine, food, or other substances), the cost of cleaning will be charged back to the guest.

Skis, snowboards, and outdoor equipment
Skis, snowboards, boots, and any other sports, boating, or fishing equipment must be stored in the garage only. Please do not wear ski boots or outdoor footwear on carpeted areas at any time.

Ski waxing
Do not wax or service skis or snowboards anywhere inside the property. Local providers including Outside Sports, Base, and Racers Edge offer professional ski and snowboard maintenance services.
