Please note: The property has a natural water supply.. Overwater Lodge was built at the turn of the 20th century as one of a pair of cottages for Overwater Hall. This three bedroomed semi-detached cottage has so much to offer as a delightful holiday retreat. With stunning views towards Skiddaw from most rooms, large south facing cottage garden and adjoining woodland. Overwater Lodge is perfect for adults and children alike, with space to relax and play.Situated 3 miles north east of Bassenthwaite Lake, the area is perfect for walking, cycling and relaxing. The Reiver cycleway passes the cottage. Two bridleways lead alongside to Binsey Fell, Skiddaw and the Cumbrian Way. Overwater tarn is just a 2-minute walk.

Within half an hours walk from Overwater Lodge there is the Sun Inn in Bassenthwaite village and Mae’s Tearoom and Gallery in Uldale serving good food. Overwater Hall Hotel with its first class restaurant (serving coffee, light lunches, teas and dinners) is a 2-minute walk.With an abundance of bird life, the occasional red squirrel and deer, Overwater Lodge enjoys a truly tranquil location.Nearby there is sailing on Bassenthwaite Lake, Lake District Wildlife Park, Mirehouse Historic House Gardens and Osprey viewpoint. The Castle Inn Hotel and Armathwaite Hall Hotel are within 3 miles and between them offer spa treatments, spa days and outdoor pursuit activities, such as clay pigeon shooting and quad biking. Nearby Whinlatter Forest offers several trails and the Go Ape experience. Overwater Lodge is also just 5 minutes drive from The Lakes Distillery. Also nearby is Bassenthwaite Station, set in two old railway carriages, on the west side of Bassenthwaite Lake for breakfasts, lunches and teas.

Great house but the only thing we missed was a phone signal,it does say in the description but didn’t realise how much we would miss it.

A clean, spacious and beautiful home with views of Skiddaw mountain. A well thought out cottage equipped with everything that is needed. Comfortable beds and big enough for sIx. The bathroom is beautiful and really well thought out. I like the fact that there is a seperate WC and shower room downstairs. The owner has taken all steps for a pleasant stay, (well stocked) with quality leading brand appliances. The new outside dining table is a big bonus, to be able to enjoy lunch overlooking the beautuful scenery in a lovely big garden. (I was hoping to see some wildlife which didn;t happen unfortunately, despite leaving feed). It a lovely peaceful cottage, on the quieter side of Lake District if thats what you're after then this is perfect. Locally there are some local hills such as Binsey, Longlands and the beautiful mountain Skiddaw to explore, as well as overwater tarn. Bassenthewaite lake, and Whinlatterer forest are only short drives away. Keswick is a 20 minute drive as well as Cockermouth for any shopping needs. I could not fault this place except on the last day the hot water supply upstairs ran out! not sure if it was the stormy rain, which caused it . Despite this small hiccup, this is an excellent cottage to stay in the Lakes for comfort, beauty, and solitude. Thank you for a comfortable stay.

Thank you for a wonderful time. The house is amazing and surpassed all our expectations. MAgnificent views and the boot room was a bonus after a day's walking. Only shortcoming was the lack of instructions about how to work oven heating etc. We realised when we got home we have inadvertently packed first aid kit from house with our own. Where shall we post it back to.? ThIs again Liz Review independently collected and verified by Reevoo

Our second visit to this cottage and hopefully not our last.

Our second visit to this cottage and hopefully not our last. This is a well equipped and comfortable cottage that feels like somewhere you could live all year rather than a rental. It is well furnished, with comfy beds and good quality bedlinen, but not so smart you are afraid to touch anything. The heating is good and the open fire provides a cheerful focal point. The location is superb with stunning views from the back of the house over Skiddaw and the surrounding fells (weather permitting). You get this panorama from the roll top bath; perfect with a glass of wine and some bubbles. It is semi detached but after that the nearest building is the Overwater Hotel, so it feels quite remote. However the access road is fine and it is only a short drive to the main road from Keswick to Cockermouth. If you are lucky red squirrels and woodpeckers come to the garden but that depends on a regular supply of feed (we were unlucky this trip but the feed bins needed replenishing). There are plenty of things to do and places to eat within a reasonable distance. The Pheasant at Bassenthwaite was our favourite, with a quick stroll round the nature reserve to work up an appetite. There were a few (minor?) niggles this visit. There was clearly a problem with the dustbin collection; the bin was overflowing, with side waste bags including dirty nappies, when we arrived and not collected as scheduled during our visit. I reported it to council but if it continues it needs to be addressed by the letting agent. There is also an issue with the upstairs shower, which drains so slowly even a short shower threatens an overflow. I didn't feel the housekeeping was quite as good this visit; the fridges, washing machine and dishwasher all smelled stale and one fridge hadn't been wiped out while the other needed the little freezer defrosting. There were no bin bags (yet plenty of foil and cling film) and the kitchen waste bin hadn't been lined, no spare loo roll and no toilet cleaner upstairs, despite a request in the book to use a particular brand. I feel these basics should be provided as standard in all cottages. The containers of nuts and bird food were empty yet the owners want you to feed the wildlife. Perhaps on our last visit this had been left by the previous occupant but if the squirrels aren't fed they won't return. None of the above seriously affected our enjoyment and even the weather didn't dampen our spirits; as we left we were discussing what we might do next time we visit!

The cottage is very comfortable and relatively remote from most facilities and that really appeals to us but won't appeal of you want shopping and cafes on the doorstep. The views from the garden and the abundance of wildlife are very good, including red squirrels if you put out hazelnuts for them.. This combination is what keeps bringing us back year after year.

This is a very comfortable and well located property, with fabulous views at the rear over Skiddaw (you get this view from the bathtub too!) You can reach Kendal and Cockermouth in about 15-20 minutes for groceries and there are places to eat out nearer. The garden is a haven for wildlife including woodpeckers and red squirrels and perfect for an evening BBQ or a glass of wine on the patio if the weather permits. We were lucky as it was mostly sunny and bright. Inside it is warm, light, comfortable and unpretentious. there are lots of thoughtful touches. Bed linen and towels were excellent quality. Had expected the downstairs loo and shower-room to be adjacent; they are not as the latter is off the utility. Also the sunroom is really an extension of the sitting room so no good if you want a separate room and some privacy. There is no mobile signal. None of these things detracted from our holiday or the excellence of the property. We found plenty to do in the area and would certainly consider a return visit. Highly recommend.

This is the second time we have stayed at this cottage.

This is the second time we have stayed at this cottage. We booked it due to the wild life, location in the North Lakes, amazing views, lived in feel of the cottage making it cosy / comfortable for families and the fantastic outside space for the kids to rum around. Couple of things hadn't been fixed in the year since we stayed, like the tap in the kitchen not letting hot water through- as no pressure. Presumably an easy fix, the shower kept blocking and overflowing in the tray and not letting water down. No internet which has its pluses and minuses... sometimes handy when looking for info on opening times. But Overwater Lodge is definitely a firm family favourite now of ours!
