The booking includes bed linen and towels for all guests, as well as final cleaning of the property. The property is delivered completely clean, tidy, and ready for a comfortable and functional stay from day one.

– Check-in and check-out are done in person by our team, offering a complete introduction to the property, answering any questions, and personally handing over and collecting the keys.

Note 1. Final cleaning fees are included in the rental price. This does not relieve the client of their obligation to care for the property during their stay. Note 2. In accordance with current regulations in the Balearic Islands, all tourist accommodations are required to charge guests aged 16 and over the age of 16 the Tourist Tax, which is subsequently paid to the Regional Authorities.



Note 3. Electricity consumption is not included in the accommodation price. The cost is €0.25 per kWh, payable upon departure. Meter readings will be taken both upon arrival and departure.



Note 4. In properties where an extra bed can be added, and always subject to availability, the cost will be €15 per person per day. Additionally, where possible, a protective fence for the pool can be added at a cost of €13 per linear meter. Please check availability.



Note 5. Check-in after 10:00 PM incurs an additional charge of €30, and after midnight, €50. However, self check-in with a welcome from staff is available the following day. When possible, late check-out is subject to availability and costs €90 until 1:00 PM and €160 until 4:00 PM.

Villa vera

Spacious villa in a peaceful, quiet setting, roughly 20 minute walk into the old town, where there is a large market twice a week & the restaurants are very good. It has a big swimming pool & beautiful garden. Lots of sun beds. Villa looks like it needs some renovation as is looking tired & musty smelling in kitchen. The road driving down to the villa would be too narrow for a mini bus as it was very tight with a 4x4. We had a lovely stay.

Nice villa for 2 families

Everything went smoothly, and the villa was a positive surprise as it was in our view even nicer than in the pictures. Well functioning air conditioning in all rooms. Pool area was clean and the palm trees offered nice shade from the sun. Drive to the villa is truly very narrow so anything larger than a compact SUV is a true challenge. Communication with property manager Joan worked superbly.

This is a fantastic villa. We were a party of 8 + 2 and had a fabulous week. The +ves = by far the pool and garden are the best elements. The grass is so much better than tiles around the pool. Joan who welcomed us was so helpful. A 15-20 minutes level ground walk to Alcudia old town where there are buses to anywhere on the island. The -ves = the single fridge is too small for the size of villa and number of people. Check out is 10am and if you have a late flight there is no facility to leave your luggage. The access road is narrow and tricky except for small cars In summary we wouldn’t hesitate to go back to this villa

Special Family Holiday

We were met on arrival by property manager Joan who showed us round the villa and explained in detail all the workings of the property. First impressions were very good and were proved correct as the fortnight progressed. The kitchen was well equipped including a large fridge freezer, the entire villa was exceptionally clean and we found there to be individual air conditioning units in the living area and in all five bedrooms which proved to be very welcome in 30+C temperatures. We had a towel and linen change mid-holiday. The pool was exceptionally clean and well maintained and proved to be the focal point for all, especially the five children, the garden was watered every day, there were fresh lemons in the orchard free to pick daily. In addition we were given a huge complimentary bowl of fruit and, individual toiletries in each bathroom and swimming towels for our use at the pool. The location is excellent, virtually perfect seclusion and quiet but just a short ten minute walk from the old town, a five minute drive to the nearest well stocked supermarket and a 10 minute drive to the busy beach at the Port and close to various beautiful sandy coves. We were there with our son and daughter and families including five grandchildren and for us this was the perfect family holiday. Clean pool, location suited us great, spacious. Dated and old furniture

Villa was clean and lots of space. Grounds were lovely - clean pool, fruit tree orchard and grape vines made it authentically Spanish country style. The furniture, oven, BBQ and bathrooms were old and shabby, but we expected this. It was priced accordingly, so we felt it was fine. The track/road to the villa is very narrow - pretty stone walls line it. We had a Renault Espace 7 person vehicle. Two turns were tricky and there was only 10 cm gap both sides in parts. However, we all managed to drive it with no scratches - just go slow or hire a smalller vehicle. We also walked into Old Town Alcudia (10 mins), Alcudia Port (25 mins) and the very clear and pretty bays Platja da Sant Pere and playa de Sant Joan, 15 mins walk. Both have sand and crystal clear sea to swim in. We had a really lovely stay here - imagine you are staying in the home of an elderly Catalonian or Spanish relative and you will understand the vibe. Authentic Spanish Villa with aircon and lovely grounds.

Séjour très agréable

La maison est très bien située, l’extérieur est magnifique avec une très belle piscine et arbres fruitiers. L'intérieur est plus rustique mais très propre. La maison est gérée par une agence qui est extrêmement disponible et qui nous a été d'une grande aide tout au long de notre séjour.

Die Villa ist zwar schön aber es müffelt extrem nach alte Möbel und als hätte man es nie gelüftet ich würde als Tipp geben das man bevor es bewohnt wird Tage lang lüften sollte, und über die Bettwäsche habe ich mich beschwert ebenso Handtücher es waren überall Haare von fremden in jeder Farbe blond braun rot Sauberkeit ist echt nicht wie es sein sollte, aber für den Preis braucht man nicht großartig etwas zu erwarten. Mein Telefon lag auf dem Tisch im Garten am nächsten Tag war es weg ich habe es 3 Tage lang gesucht und ohne weg geflogen und aufeinmal wurde es vom poolman gefunden (komisch) die Agentur war super lieb und behilflich aber in die Villa würde ich nie mehr hin gehen dafür eventuell in andere von der Agentur .

Très belle propriété bien équipée et confortable

La chambre du bas et sa salle de bains sont un peu petites et la douche étroite ( à réserver aux enfants) La présence de moustiques nombreux car il y a une réserve d’eau dans la cour pour l’arrosage du jardin nécessite l’emploi d’un répulsif surtout le soir . Bonne relation rapide avec les personnes chargées de la location, intervention immédiate au moindre problème. Nous avons passé un excellent séjour et mis à part les petits désagréments, nous recommandons !

Tolles Haus in ruhiger Umgebung mit herrlichen Zitrusbäumen

Wir waren Ende März / Anfang April in diesem schönen mallorqinischen Landhaus . Es ist nicht luxuriös, aber sehr authentisch und ruhig gelegen. Alle Schlafzimmer sind hell, 4 haben Balkon und schöne Ausblicke nach Alcudia und in die Berge. Die Matratzen könnten deutlich besser sein. Die Küche ist ordentlich eingerichtet, Spülmaschine, Waschmaschine - alles da für einen längeren Aufenthalt. Das Geschirr und die Gläser waren nicht sonderlich sauber. Also vielleicht die Endreinigung etwas sorgfältig machen. Wohnraum und Terrasssenbereich sind ideal, Heizung und Kamin funktionieren sehr gut und machen es auch an kühlen Abenden gemütlich. Der Garten besteht aus dem Pool- und Liegebereich und ist umgeben von Zitrusbäumen, Oliven und Wein. In der Küche stand zur Begrüßung ein großer Obstkorb und wir durfen täglich frische Zitronen pflücken. Wunderbar. Man ist zu Fuß in 15 Min in Alcudia mit netten Geschäften und schönen Lokalen. Trotzdem ist ein Auto wichtig und Mallorca viel zu schön um nicht erkundet zu werden. Es waren tolle 10 Tage in einem wirklich schönen Haus zum Wohlfühlen.
