- Main booker & check-in: Keys will only be handed to the person who made the booking unless agreed in advance. At check-in, the booker and all guests aged 18+ must show a valid photo ID. A credit card may also be required.

- ID & security: For security and fraud prevention, we may request passport or ID verification before arrival. This applies to all guests over 16 years of age.

- Arrival time: Please inform of your expected arrival time in advance. You can use the “Special Requests” box when booking, or contact the property directly using the details in your confirmation.

- Guest numbers: Please ensure you book for the correct number of guests so that linen and towels can be provided accordingly.

- Key policy: Two sets of keys are provided. Lost keys or lockouts incur a £100 replacement fee.

We had a wonderful stay at this Paddington flat. The location is unbeatable—just minutes from Paddington Station and an easy walk (or in my case, run) to Hyde Park and Kensington Gardens, plus groceries and restaurants around Edgware Road.The flat is beautifully designed, starting with the stained-glass Paddington Bear window above the door and flower boxes outside, with a couple of sweet Paddington themed touches inside too. It’s not huge but feels spacious thanks to thoughtful design and clever storage. The living room is comfortable and airy, with reliable Wi-Fi, and the sofa converts to a single bed—our friend who stayed over found it comfortable.The kitchen is a good size with high-quality appliances, and the shower was fantastic. The bedroom is small but practical, with good closet space and plenty of hangers. Privacy windows and blinds made the space feel secure.Minor quibbles: no AC (common in London), but fans and remote-controlled windows helped. The bed was firmer than we prefer but likely just a new mattress. Light switches were a bit fiddly, but nothing serious.The host, Danny, was excellent—responsive and helpful. He delivered detergent and dish soap within 20 minutes of my request and even offered reimbursement for an ice tray.Overall, this is a gorgeous, comfortable, and well-located flat with a great host. We’d happily stay again (and almost hesitate to say so in case it’s booked when we want to come back!)
