We enjoyed the Oaks Hotel Perth. The rooms were large even though it was a standard room. The bed was reasonable, and rest of the furniture was in good condition. One pleasant surprise was that the hotel room price included a full breakfast. It is well located hotel close to the Murray and Hay Streets malls. We would stay there again.

The refrigerator was rattling and tapping when the motor cycled. A cleaner was using a noisy back pack vacuum cleaner at 7.45am on Saturday morning - power tools, blowers etc aren't permitted on building sites before 8am on Saturdays let alone in hallways of hotels.

Great location and minor negatives ⭐⭐⭐🌟

Great location, 20 seconds walk to the CBD and main train station. The room is clean and tidy, and got a view. The air con is loud and direction not adjustable. The bed got a small dirty spot. The sofa is saggy and adjustable shower tap can be better. Given the great location and other small negative points, I would give the hotel a 4 star rating.
