Very clean family room with 3 beds (1 queen, 2 twin trundle) in a separate house connected to the hotel with a lovely courtyard. The steep stairs and private entrance made it a wonderful place to recover from exploring Venice! Outrageously beautiful breakfast room & buffet with homemade cakes, hot eggs, bacon, fruits, cheese, croissants, coffee, tea, champagne, juices and more! Super friendly staff. Safe and secure! Along a canal near Peggy Guggenheim’s museum… about 30 minutes walking to St Mark”s or 5 minutes to the Vaporetta…

Room was so clean and modern. Felt like a little home away from home. And the front staff made every effort to make my daughter and I comfortable during our stay. Such a cute part of the city, and super easy to access other parts of Venice, whether on foot or by water bus. Would definitely recommend this hotel!

The room smell like toilet that has not been cleaned. Also, at 2:00 a.m our room started an alarm like if someone wanted to wake us up. It did it like three times it was bad experience.

We had a late check-in, the front staff was not very friendly or helpful. Bathroom required maintenance as sink stopper was broken so water didn't drain unless the protective metal shield was removed which is a risk if anything is dropped into sink. The hotel shut down all heat and AC so the room was either stuffy during the day when it was warm or freezing at night when temps cooled down. We didn't open windows as there are lots of mosquitoes and no window screens. Despite the inconveniences, we loved Venice

Horrible bugs!!!

No AC and the room was filled with mosquitos. I was bitten at least 15 bites during the night. We complained with no resolve by anyone. The shower water could not be regulated and it was very hot to shower. This was a horrible experience for me and my family. I willl never recommend this place again. I will be sending a letter to the corporate office.

Staff were very nice and very responsive to my questions before arrival. This hotel is at the far end of Venice from the train station but very close to St. Mark's Square on the other side of the Grand Canal. Using the public water bus to get to the hotel and getting around is very easy. Our air con didn't work (October is the change over season from cooling to heating) so we opened the windows to air the room. Otherwise its a very nice pleasant place with nice staff.

I had an excellent stay at this hotel. The location is ideal — peaceful yet within walking distance of major attractions and restaurants. Although the room was compact, it was modern, well-designed, and equipped with all the essentials for a comfortable stay. The staff were professional and very welcoming, and the breakfast selection was outstanding. Overall, a great balance of comfort, convenience, and quality service.

A pleasant surprise after initial experience

When we first arrived they placed us in a room that was not remotely to standard or how pictured. It was Small, not clean, and not livable even for 2 nights. We asked to be switched to another room but they said it was Impossible. 2 hours later we were ready to leave (after hotels.com got involved and couldn’t help much ) we went to concierge for the last time saying we would like to be switched or we are checking out with refund and they finally “found a room that wasn’t ready”. It was Ready. It was gorgeous (not a suite or an upgrade ) the standard that we saw from the photos online. Luckily it was A beautiful, clean and well kept room and it worked Out. Adding photos to show what the first v. Second room comparison was. I advise if you get a room not pictured to ask reception about another room because they do have beautiful, well kept rooms just maybe don’t choose to put people in staying short stays.

Fabulous hotel in a quiet area of Venice. I've stayed in the city many times and feel this hotel and its kind, thoughtful staff were top rate. Simple very clean rooms, great beds, excellent breakfast. The hotel feels new and smart and is only 3 mins from Salute or 8 mins walk from Accademia. If you arrive on the airport water bus (Alilaguna) and exit at Zattere you are less that 10 mins walk to the hotel too.
