Close to I-40 (3 miles), yet far enough away that it doesn't feel like you are in the middle of nowhere. Less than 10 minutes from Amarillo where all the amenities of “city life” are available.
The kitchen offers plenty of cabinet space that is well stocked with amenities. There are granite counter tops, a front apron farm sink, dishwasher, microwave, double oven & refrigerator. The kitchen also has a granite bar top, with two bar stools, and a large window to watch the sunset. Additionally, there is a center island with a granite top for food prep and pull out trash can.
The bathroom is adequately sized. Includes a nice sized shower and is furnished with plush towels. The bathroom area also boasts a full-size high efficiency washer & dryer in order to keep ahead of the laundry while you are traveling.
The bedroom has a lovely farm house feel and offers a queen size memory foam bed with ample plush bedding & a variety of pillows. There are nightstands with lamps on each side of the bed. There is a 55" Smart WiFi TV mounted on the wall with an articulating mount and DVD player. The TV has all the local channels & Netflix. There is a desk with a work area for a laptop or conducting business. You can also or enjoy the sofa for relaxing or watching a movie.
Outside there is a wrap around (corner) patio with a propane grill and a propane fire pit. This is the place to grab a Texas sunrise or sunset, enjoy the peace and quite, and have a morning coffee or evening drink that only a country setting can provide. Enjoy the occasional moo’s from the cows across the street and the sunset howls from the nearby coyotes. Keep an eye out for the chance to see a mule deer or one of the resident roadrunners.

The barn apartment is located adjacent to our main residence, but provides it's own privacy and is hidden from view from the main residence.
Oversize parking (RV, Uhaul, Trailer, etc.) may be available on-site. If more than 2 parking spaces are needed, please inquire prior to booking. Much safer & more secure than any hotel in town!

Other things/Simple Rules to note: Renters have access to the barn apartment and both barn patios only. There is no access to the inside shop area of the barn.
We are not a wedding or event location of any type! No Smoking, No Parties, No Pets, & No Illegal Drug Use/Activities! Any violation of this policy is subject to additional fees & penalties. Minimum charge of $250 and may also include immediate removal from the property, termination of the remainder of your reservation, and no refunds/compensation for any lost reservation time.
Tampering with, altering or disconnecting any WiFi device or security camera is grounds for immediate removal from the property. No refunds will be given and additional penalties may apply. There are outdoor security cameras surrounding the property. These are installed for the security of the property, as well as the guests.
Inventory of the towel items will be taken after each guest stay. You WILL be charged for any missing items! Bath Towel - $40 each Hand Towel - $30 each Wash Cloth - $20 each We aim to provide some of the best quality towels for our guests enjoyment and hope to continue; however, If these continue to disappear, we will be forced to provide guests with the “hotel” quality towels that are small, hard & fairly useless.
Any other items missing/damaged from our barn apartment will also be charged back to the guest at the appropriate price to repair or replace the item(s).
We have made a sizeable investment in this barn apartment so that guests have some of the nicest items, furnishing & fixtures available during their stay; however, some past guests have felt they need to add our items to their personal belongings. Furnishing a home with items such as what we provide is far too costly to just replace because somebody feels they need to add them to their personal belongings.
This barn apartment is located on our property and within view from our primary residence. We inspect the property and take inventory after every stay! We are very easy going traditional Texan people and we have values that you should expect! Respect our property like it is your own!
If you are coming here to steal, tear something up, or break one of our very simple house rules then we suggest you go somewhere else! If needed, we have no problem telling you to leave and contacting VRBO to cancel your reservation. Additionally, our local law enforcement makes very regular patrols through our area and they enjoy meeting new people! Just because we are in the "country" doesn't mean that laws & rules don't apply!
Unfortunately, writing out the simplest of rules has been made necessary because of some past guest experiences. Most of these are common sense rules! If you have questions or concerns, please ask!
