Welcome to 23 Dune Lane – Mimi’s Place!

The scenery at this oceanfront home is breathtaking. With 7 bedrooms, this spectacular property has room for the whole family. As you enter Mimi’s Place, it feels like a page from Coastal Living! Every bedroom features ocean views — a rare luxury for a 7-bedroom home.

This beautiful retreat undergoes semi-annual renovations to stay modern and pristine. Recent updates include an innovative wood ceiling, refreshed bathrooms, and an expansive pool deck. This large vacation home will surely delight!

Enter the tastefully furnished foyer that opens to one of two living rooms, complete with a wet bar and sweeping Atlantic views. Step through the patio doors to reach the multi-level deck, starting with a covered porch. A spiral staircase leads up to the second-floor deck or down to the massive pool area — one of the largest on the island! Enjoy the pool and spa, gas grill, picnic tables, lounge chairs, and private beach walkway over the dunes.

Whether you prefer sunbathing or lounging in the shade, there’s space for everyone. Inside, the first floor offers four guest bedrooms, each with TVs and private baths. Three have king beds; the fourth includes a queen and a single. A full laundry room with beach towels is also provided.

Upstairs, the main living area features a second spacious living room connected to the kitchen and dining room. The kitchen boasts a gas range, double ovens, butler’s pantry, and ample bar space — a chef’s dream. The open dining area has hardwood floors and panoramic Atlantic views through plantation shutters, with access to the deck via a spiral staircase.

This level also houses the primary suite with a king bed and large private bath featuring a Jacuzzi tub and walk-in shower.

On the top floor are two matching king bedroom suites, each with a kitchenette, workspace, and stunning ocean views. The suites share a balcony overlooking the beach and include a secondary washer and dryer for added convenience.

Just a short walk to Coligny Plaza, you’ll find unique shops, restaurants, and entertainment for all ages. We can’t wait to welcome you to the beach!

Great House and Location

We had a terrific time at Mimi’s place. There were 14 of us ranging in age from 8 months to 66 years, and we all had a blast! House is large, bedrooms are all great, the living and outdoor spaces are perfect and the views are amazing. And to top it all off, it is within walking distance the town center.

Fantastic home, location and amenities

We had 4 little kids, 4 parents and 4 grandparents and this place was fantastic! The pool, beach access and proximity to town made for an ideal week in Hilton Head. House was clean, big, well-stocked. Loved it all. No complaints!

Beautiful beach house

This is a lovely home with many nice amenities. The new kitchen with two refrigerators and two dishwashers made life easy as our family has seventeen people. The pool and outside space is large and everything is very well maintained. The only downside that we encountered was the day beds in the third floor bedrooms. They were more like benches under the windows and did not really work well as beds as they are very narrow. But all in all, we had a wonderful week in this beautiful home.

This house and location are fantastic, overall. - There are a few things that need to be addressed/repaired. The range vent system does not work. - the outside pool area bathroom needs to be cleaned much better between rentals - we had issues with patio door seals (reported and in progress of being addressed) - the ceiling fan in the main master bedroom makes a lot of noises at different speeds, made for disturbed sleep

Hilton Head Vaca!

We rented Mimi's place for spring break 2021, it was our first time in Hilton head, we had an awesome time as a family, wishing weather would ahave been a bit warmer, but can't control that. Only couple issues we had with the house were handled promptly and efficiently by the management company, kudos to them. Great setting, great house, excellent boardwalk to the beach, overall give the property and the experience a 5.0.

Spring Break 2021

The house and location were perfect. The layout was great for our group. The only issue was that the dryer did not work, but the property manager arranged for our laundry and towels to be picked up, cleaned, and returned. We had a blast!

Great Place and Location

Loved this property! It was perfect for 11 extended family and friends! The pictures don't show all the stairs so our 70 somethings were cognizant of what they needed in the full kitchen before they made there way up. Everyone libed having their own bedroom and bath so they could have peace. Would recommend!

Wonderful house

Our entire family (12) from ages 13-84 lived our week at this house. There was plenty to do and how the bedrooms were spread out lent an air of privacy for the occupants. I would definitely recommend this house!

Excellent Property / Great Location

Had family and 8 kids with us - and we loved the house and location. Made for a great vacation. The beach was close and wonderful. We had a blast walking to get ice cream. We enjoyed the pool and pool volleyball. I highly recommend to families or a group of families.
